International investor Accolade, together with the Conseq fund, has completed the acquisition of a modern, built-to-suit (BTS) distribution centre fully leased to Kaufland. The facility has long been a key component of the region’s logistics infrastructure and serves as one of the pillars of Kaufland’s distribution network in Poland. The transaction was supported by €22 million in acquisition financing provided by mBank.
The distribution centre, offering approximately 46,000 sqm of space, is located in Bydgoszcz’s largest industrial zone. Completed in 2016, the asset holds a BREEAM Excellent certification and is fully leased. The tenant, Kaufland, is one of Europe’s leading retailers and part of the Schwarz Group, which also owns Lidl.
“Bydgoszcz is a market we know very well, and where we have been consistently building our presence for the past ten years—today, our portfolio in this region comprises nearly 300,000 sqm of warehouse space. The acquisition of the Kaufland distribution centre is an example of an investment aligned with our long-term strategy: a strong international tenant, secure cash flows backed by a long-term lease, a modern building meeting current ESG standards, and a location that plays an important role in the national logistics network,” said Jakub Leszczyński, Transaction Director at Accolade in Poland.
The Bydgoszcz distribution centre is one of Kaufland’s four main facilities in Poland, serving the north-central part of the country. An additional advantage of the location is its proximity to other major logistics operators and distribution centres, including assets linked to the Schwarz Group. The property is situated in the immediate vicinity of Accolade’s industrial parks, strengthening economies of scale and operational coherence within the investor’s regional portfolio.

The acquisition of the Bydgoszcz asset is in line with Accolade’s long-term strategy focused on investing in modern logistics infrastructure in regional cities with strong economic fundamentals. Environmental considerations are also an important element of these investments – the property holds a BREEAM Excellent certification, and Accolade continues to expand a portfolio of projects that meet high sustainability standards.
