Accolade closed the first half of 2025 with record results. The international industrial real estate investor leased 220,000 sqm of space, representing year-on-year growth of around 140 percent. In the second half of the year, Accolade is maintaining a high level of investment activity in Poland, with five new projects totalling nearly 100,000 sqm. The developments are located in Szczecin, Kielce, Białystok, and Świdnik.
While the warehouse market is experiencing a slowdown and a reduction in new developments, Accolade continues to pursue its strategy and expand its portfolio in Poland. The company’s “market maker” approach—investing in smaller and medium-sized cities with high potential—ensures stability, strengthens its competitive edge, and supports local markets. The new projects are being built in locations well known to the investor, with the first handover scheduled for September this year and further completions planned through the first half of 2026. In total, they will deliver nearly 100,000 sqm of modern warehouse space worth more than €100 million, addressing the needs of the logistics and e-commerce sectors while reinforcing local labour markets.
Szczecin
Szczecin was one of Accolade’s first markets in Poland, with the investor debuting there over a decade ago. The location remains a strategic hub in the company’s portfolio, boasting the largest warehouse base in the country and benefiting from proximity to the port and the German border. In Trzebusz (Park Trzebusz II), the first phase of a nearly 100,000 sqm complex will deliver more than 25,500 sqm of modern warehouse space. The project, valued at €29.4 million, is already fully leased to two tenants and will be completed in spring 2026.
At Lubczyńska Street (Park Szczecin V), over 13,450 sqm of warehouse space is being developed for the logistics sector. The €13 million project will be completed in February 2026, bringing the park’s total space to 30,000 sqm.
Białystok
Białystok is now one of Accolade’s key markets in eastern Poland and home to the largest of the current projects. Park Białystok III will provide 34,000 sqm of space, 66 percent of which is already pre-leased to tenants from the e-commerce, retail, and 3PL sectors. The development, valued at more than €34 million, will be delivered in the first half of 2026. Altogether, Accolade’s projects in Białystok will total more than 110,000 sqm, positioning the city as one of the company’s most important regional warehouse hubs.

Kielce
Kielce is a fast-growing market in south-central Poland, attracting logistics companies thanks to its strategic location and well-developed road infrastructure. A new building of more than 13,400 sqm is under construction as part of a €16.7 million investment, which will bring Accolade’s total portfolio in Kielce to over 67,000 sqm.
Świdnik
In Świdnik, within Park Lublin IV, a build-to-suit (BTS) facility is being developed for Poland’s largest private courier operator. The 11,400 sqm building will be delivered in September this year, increasing the park’s total space to more than 63,000 sqm.
Completed Projects and Record Leasing Growth
In recent months, Accolade’s Polish portfolio expanded with the addition of Park Szczecin VI (Dunikowo) and a facility in Bielsko-Biała. At the same time, the company reported record results in the first half of 2025, leasing 220,000 sqm of space—a year-on-year increase of around 140 percent. The figure includes both new leases and renewals, confirming strong tenant loyalty.
