Apsys has finalised the acquisition of the 3 Stawy Shopping Centre in Katowice, a property with a gross leasable area (GLA) of 38,600 sqm. The asset was acquired from a fund managed by Union Investment.
The acquisition of the 3 Stawy Shopping Centre is part of the Apsys Group’s strategy to invest in well-performing assets with an established market position, located in areas with strong potential for further development. This investment is not only in an existing asset, but also in a location with exceptional long-term growth potential.

The 3 Stawy Shopping Centre is a well-recognised brand on the Katowice market, familiar to both city residents and the wider region. As of the end of May 2026, the centre’s occupancy rate stood at 97.1%, confirming its stable market position.
From the date of the transaction closing, Apsys Polska will assume responsibility for property management. By taking over the centre, the company will apply its extensive experience in retail property management to further develop the tenant mix, maintain the highest management standards, and strengthen the asset’s position on the local market.
The transaction reflects a clear trend of recovery in the retail sector in Poland. In the first half of 2026, the value of investments in the Polish commercial real estate market exceeded €3.06 billion, representing a 78% year-on-year increase and the best first-half result since 2018. Capital flowed into all market segments, with retail assets attracting the greatest investor interest, accounting for more than one-third of total transaction volume.
In the acquisition of the 3 Stawy Shopping Centre, Apsys was advised by Dentons as legal advisor and PwC as financial advisor.
