BILLA supermarket chain has leased 20,000 sqm of warehouse space in Bykovo Class A logistics park in Ramenskoye district of Moscow Region. BILLA and AT real estate developer have signed a ten-year contract. Consultant on the transaction is Colliers International.
BILLA will occupy a separate building, which will be partially adapted to store alcoholic beverages. In addition, the leased space will house multi-temperature and dry warehouses. BILLA plans to start operations at the new facility in November 2015.
BILLA previously leased 5,000 sqm of space in southeastern Moscow Region, but the format and insufficient capacity of the project could not fully meet the company’s logistics needs. Along with its convenient location, the advantage of the warehouse in Bykovo is also the experience of AT – Real Estate in coordinating multi-temperature warehouses under the build-to-suit scheme, which fully takes into account the specifics of the business of perishable goods storing.
The largest operator in this sector is currently operating on the premises of the Bykovo logistics park. In addition, under the contract, the developer has provided BILLA such options as ample parking for trucks and access to a large number of loading – unloading zones with additional docks.
Bykovo logistics park is located 19 kilometres from Moscow on Novoryazanskoye Shosse (the M5 highway) in the vicinity of such large towns as Zhukovsky, Ramenskoye and Lyubertsy, 25 km from the Moscow Small Ring. The total land area is 110 hectares and the total area of the warehouse space is 480,000 sqm. Bykovo logistics park operates one of the largest multi-temperature terminals in the Moscow Region, with total area of 50,000 sqm. There are more than 80 tenants, including major Russian and international brands, in such sectors as logistics services, appliances, electronics, clothing and others.
Dmitry Pumyrzin, CEO of AT- Real Estate, commented: “We are delighted to welcome a new Bykovo tenant – BILLA supermarket chain. The result of a more than two-year search for the location of the distribution centre was the signing of ten year contract with the tenant. Our cooperation on this project confirms that the quality of the leased space plays an important role for international brands and is a high evaluation of our work. Bykovo is considered one of the best projects on the Moscow market and offers well-developed infrastructure that meets the specifics of food retailers. BILLA has chosen our logistics park due to a combination of factors such as good location, the capability of adapting the spaces and the presence of a large number of loading and unloading zones, which facilitate the operations of a distribution centre.”
Elena Maltseva, CEO of BILLA in Russia, added: “This project will allow BILLA to solve several strategic objectives, such as optimising the overall logistics costs, reducing the burden on stores by centralising additional product range, and reducing the need for storage space in the stores. Reducing the number of “direct” suppliers means fewer trucks daily to deliver the goods in each store. This reduces pollution, as well as the environmental impact near the store, which is important for BILLA as a socially responsible company.”
Alexandra Selezneva, director of industrial, logistics and land services, Colliers International Russia, said: “Bykovo logistics park fully meets BILLA’s requirements in terms of location, quality and space. Food retailers’ operations have a number of specific features, including the need to use multi-temperature warehouses and the ability to adapt the facility for storage of different types of products. AT – Real Estate has experience with such projects, housing currently operating food retailers.”
