Immofinanz to sell Hungarian office portfolio to S Immo
Immofinanz has signed a letter of intent for the sale of its Hungarian office properties to S Immo. This transaction is taking place through close cooperation within the CPI Property Group to realise synergy effects and can be used to extend Immofinanz’s myhive office solutions to the entire group. The Hungarian portfolio includes six buildings in Budapest with roughly 124,000 sqm of rentable space. The closing of the transaction could take place before the end of 2022.
The Immofinanz portfolio strategy calls for the continuation of the value-creating growth course. New investments will focus on retail and office assets in the current market environment. In addition, active portfolio management will include the sale of real estate with a combined value of roughly €1 billion and the investment in properties with higher returns in the Immofinanz core markets or the use of these funds to repay debt.
EBRD lends PLN 350 million to Santander for greener homes in Poland
The EBRD is providing a senior loan of up to PLN 350 million (€75 million equivalent) to Santander Consumer Bank S.A. (SCB) to help homeowners in Poland improve the energy and resource efficiency of residential buildings.
SCB will lend the funds through local-currency loans to private individuals to finance eligible energy-saving and renewable energy sub-projects in residential buildings. These projects will include the installation of photovoltaic solar panels, the replacement of coal-fed boilers, the thermal insulation of external partitions and similar improvements, in line with minimum performance requirements.
Melis Ekmen Tabojer, Director for EU Banks and Structured Finance in the EBRD’s Financial Institutions Group, said: “We are proud to sign this agreement and expect significant interest in the market for the energy and resource-efficiency loans our funds will finance..”
Elisabetta Falcetti, EBRD Regional Director for Central Europe and the Baltic States, said: “The start of the heating season puts today’s agreement in timely context.”
Opening of the new Memos coworking space in Łódź
Red Tower Cowork, located on the 12th floor of the office building at ul. Piotrkowska 148/150 in the centre of Łódź, has officially Red Tower Cowork is the third coworking space in Poland opened by Memos, a company of the Warimpex Group.
The first phase for flexible working will be available on 600 sqm. The coworking area will offer 60 jobs arranged both for serviced offices and work desks, so as to best meet the needs of tenants.
This is the second Memos coworking space in Łódź and the third location in Poland. The first space is located in the Ogrodowa 8 Office building in Łódź and currently covers almost 500 sqm. The second coworking space is located in the Mogilska 43 Office building in Krakow and offers 1500 sqm of flex space.
DTA doubles leased space at MLP Pruszków II
The DTA Group, which specializes in customs clearance, forwarding, warehousing and contract logistics, will move to a new facility in the rapidly growing logistics park MLP Pruszków II. It will also double its space to close to 7,000 sqm. The facility is scheduled for handover in the second half of next year. The tenant was advised on the transaction by Querco Property.
“Our domestic distribution department is already looking forward to the move because transport from the new location will be very efficient,” said Marek Gotowicki, Vice President of DTA sp. z o.o.
“Our long-standing clients very often increase the space they lease to accommodate their operational growth,” said Tomasz Pietrzak, Leasing Director Poland, MLP Group S.A.
“The new warehouse will enable our client to further enhance service quality and improve fire safety,” said Marek Boczula, COO, Querco Properties.
MLP Pruszków II is a modern logistics centre located on Warsaw’s outskirts. It is the region’s largest complex with a target leasable area of 393,000 sqm of BREEAM-certified space in selected buildings.
