POLAND’S WAREHOUSING AND LOGISTICS SECTORS MAINTAIN A HIGH GROWTH RATE
Summing up last year, experts from BNP Paribas Real Estate said that the country’s warehouse and logistics space sector maintained its high growth rate in 2021. The results included record amounts of new space delivered to the market, a record number of sqm under construction, as well as a record demand.
BNP experts also highlight the influence of e-commerce on the situation of the whole sector, the increasing interest of developers and investors in ecological issues. They also point out the bottlenecks such as rising construction costs, difficulties in materials supply, limited land availability and an increasing shortage of qualified workers.
BNP Paribas Real Estate Poland’s latest report on the industrial and logistics sector, reveals that the market is fast approaching 24 million sqm of existing space. The healthy condition of the sector and its optimism are also evidenced by record construction. At the end of last year, work was underway on facilities with a total area of more than 4.6 million sqm.
“The logistics and warehouse real estate sector are once again recording unparalleled growth, going hand-in-hand with the e-commerce segment that is on the rise,” says Igor Roguski, Head of the Industrial and Logistics Department at BNP Paribas Real Estate Poland.
“This year opens very good perspectives for smaller emerging markets. The region centred around Bydgoszcz and Toruń, where today more than 230,000 sqm of warehouses are being built, will soon increase its resources by 56 percent,” adds Małgorzata Fibakiewicz, joint author of the report, Head of Business Intelligence Hub, BNP Paribas Real Estate Poland.
PANATTONI LAUNCHES ITS LATEST BYDGOSZCZ PARK
Panattoni is developing its fourth park in Bydgoszcz. The new complex will eventually comprise three buildings with a total area of more than 110,000 sqm.
The first 62,000 sqm building in Panattoni Park Bydgoszcz IV should be ready in the second quarter of this year. Another, with an area of 20,500 sqm, is to be developed as a BTS project and will be entirely occupied by Belma Accessories Systems, a company specialising in the production of technically advanced metal structures. The construction of the third building – with an area of around 30,000 sqm – will start soon.
“Bydgoszcz is becoming one of the leading new logistics markets. Bydgoszcz has been benefiting not only from the expansion of the road and motorway network but also from some highly favourable demographic conditions. The Bydgoszcz-Toruń area is inhabited by 2 million people, which greatly enhances the recruitment possibilities,” explains Andrzej Spiesz, a development director at Panattoni.
CAROLI FOODS GROUP PARTNERS WITH GLOBALWORTH IN PITEȘTI INDUSTRIAL PARK
Caroli Foods Group, a market leader in meat products, has leased 6,800 sqm from Globalworth in Pitești Industrial Park, a project developed under the umbrella of Globalworth Industrial. The lease agreement was signed for a period of 10 years.
“We are honoured that a leading company in its industry has chosen us to build its central warehouse in Romania. In addition to the storage spaces, we also provided the arrangement of the spaces with temperature-controlled areas, a direction in which Globalworth Industrial began to develop more and more,” said Mihai Zaharia, Globalworth Romania Head of Investments and Globalworth Group Capital Markets Director.
“Following our constant development in Romania, we aim at efficiently addressing higher customer demands, by investing in a new and modern logistics hub,” added Roxana Manolescu, Caroli Foods Group CEO.
Currently, the portfolio of Globalworth Industrial, Globalworth’s logistics and light industry sub-brand cover an area of over 261,000 sqm, with an occupancy rate of over 95 percent, in different areas of Romania, such as Arad, Bucharest, Constanța, Oradea, Pitești and Timișoara.
CARGUS OPENS 500TH SHIP & GO POINT IN ROMANIA
The company has constantly invested in the development of the click & collect service under the Cargus Ship & Go brand, successively increasing the number of convenient access point locations.
