Colliers International has been instructed as the exclusive leasing agent for office space in the revitalised Hala Koszyki in the centre of Warsaw. Colliers are representing the investor and owner of the building – Griffin Group.
Hala Koszyki was built in 1909. In the past it was filled with stalls offering food and goods for the home and kitchen. Now it is undergoing a comprehensive revitalisation with the investor planning the reconstruction of the main nave and the renovation of two outbuildings. Also scheduled is the construction of a two-level underground parking area (215 spaces) and the elevation of the office buildings around the hall.
The project will involve the construction of three independent Class A + office buildings. The additional advantage of the project, not only for the tenants, will be a retail part in the renovated hall. The project provides loft-style offices and unique surfaces that offer spacious terraces with panoramic views of Warsaw. The major advantage of Hala Koszyki is its location in the city centre, near the Politechnika underground station and public transport.
“The strength of this project is its small scale. The office buildings will have the character of an apartment house, not just a cold structure of glass and steel. Thanks to this it will be the ideal place for those who are looking for office space with a soul and a unique atmosphere. All of this is thanks to the neighbourhood of the historic hall, which provides an exceptional chance to experience the atmosphere of the early twentieth century combined with the ability to use innovations of XXI century modern office buildings. An additional feature is the loft-style office space. This is the first solution of this kind in Warsaw. It is a place where you can see the glass ceiling, brick walls and metal supports,” said Michał Świerczynski, president of the company involved in the investment process, Griffin Group.
Griffin Group, together with the architectural studio JEMS Architekci, is overseeing the conservation work.
The project will have a BREEAM certificate confirming the use of environmental solutions. Completion of the project is planned for the end of 2015 / start of 2016.
