After completing the first phase of SOHO by Yareal, which included the creation of 131 apartments, the construction of a second 179-apartment residential building has now begun. SOHO 16 will be the first building to go up in this key stage of the project, which will include the erection of a total of four apartment buildings; two with regular apartments and two with higher-standard flats. The complex’s 300-meter linear park will also be created along with these new buildings. This green garden will be home to thousands of plants and will connect two halves of the complex located on either side of the park.
“The linear park in SOHO by Yareal will occupy over a hectare of land and will home to some 17,000 plants and over one hundred trees. We’re doing our best to integrate as many existing trees into our project as possible, with as many as sixty-five trees being replanted across the complex. We will also plant additional vegetation, enriching the local ecosystem with over one hundred new trees and large shrubs, including nearly forty five-meter-high maples, hornbeams, apple and birch trees, as well as over a thousand hydrangeas of various varieties and six thousand shrubs of numerous species. This public park will be visited by current and future residents, as well as guests stopping over at the complex’s many retail and service points. We want SOHO by Yareal to revitalize this part of Warsaw and become a new hub for residents of the Kamionek district,” said Yareal CEO Jacek Zengteler.
Before the linear park is arranged, the construction of the necessary underground infrastructure for SOHO 16 and other buildings must first be completed. Unibep S.A., the general contractor of the complex’s first phase, will also be responsible for the construction of the second stage of SOHO by Yareal.

SOHO by Yareal is the largest residential investment in Yareal’s history, leading to the creation of over 900 flats and apartments across 10 new buildings. After the completion of the second stage, a linear park will be created in the centre of the complex; it will ultimately be surrounded by new residential buildings, service points, and post-industrial monuments revitalized in cooperation with professional conservator-restorers. The complex will be entirely closed off to car traffic, with vehicles led either outside the complex or into underground garages. The city block between Mińska and Żupnicza streets, which is where SOHO by Yareal is located, will become a bustling hub in Kamionek, featuring several dozen service points for rent and providing residents and visitors convenient access to services, shops, and entertainment as well as restaurants, bars and cafes in a dedicated food court. Additionally, apartments for rent will be available in one of the buildings on Mińska Street.
Yareal’s flagship investment is being built on a 5-hectare plot near Skaryszewski Park and Kamionkowskie Lake in Warsaw’s Praga Południe district, 5 km from the city centre. This location offers many convenient connections thanks to an extensive network of buses and trams, as well as trains from the nearby Warszawa Wschodnia Railway Station. As part of the investment, Yareal has committed to renovating the surrounding streets and sidewalks, building bicycle paths that will lead towards Warsaw’s planned third metro line and the Mińska station, which will be located just 500 meters away.
SOHO by Yareal has obtained BREEAM Communities certification – a first on the Polish market – thanks to its comprehensive design and future role as a social hub. This certification confirms that the investment meets the highest standards in urban design and was developed together with, i.a. the local government and the area’s conservator. BREEAM Communities’ comprehensive planning model for multi-functional building complexes is used to improve, measure and evaluate the social, economic and environmental aspects of sustainable construction. The completion of all stages of SOHO by Yareal will take place in about 5 years.
