DL Invest Group announced its strategic expansion into the data centre sector, marking a significant evolution of its long-term build-to-own platform.
The Group’s entry into digital infrastructure is a natural continuation of nearly two decades of developing, owning and managing income-generating logistics, industrial, retail and mixed-use assets. The current value of DL Invest Group’s portfolio exceeds €1.2 billion, providing a strong operational and capital foundation for further infrastructure diversification.
This strategy integrates two of the most resilient and structurally supported segments of commercial real estate: logistics and digital infrastructure.
Logistics + Data Centres = The Future Platform
Logistics and light industrial assets remain the strongest-performing segment of European commercial real estate, driven by supply chain reconfiguration, nearshoring and advanced manufacturing. DL Invest Group intends to leverage its existing operational platform, land bank and infrastructure expertise to support the development of data centres across Central Europe.
The strategy includes:
- Maintaining logistics and production assets as the core and most stable segment of the portfolio.
- Converting certain assets and land plots into data centre infrastructure, where energy access and location parameters allow.
- Integrating the rapidly expanding AI, cloud and hyperscaler ecosystem.

Joint Venture and First Hyperscale Project
DL Invest Group has entered into a long-term joint venture with Boosteroid to develop a next-generation AI & Cloud data centre platform. Under the JV framework, the partners intend to develop up to 12 data centres across selected European countries, creating a scalable pan-European digital infrastructure network.
Boosteroid is one of the leading global cloud gaming and high-performance cloud service providers, delivering GPU-based computing solutions to customers worldwide. The company operates advanced cloud infrastructure and serves a rapidly growing international user base, positioning it as a strong technology and operational partner in the AI, cloud and HPC segments.
The JV’s first flagship project, located in Bielsko-Biała (Poland) within DL Invest Park Bielsko, has been designed from inception as hyperscale-ready infrastructure. Phase one provides for a minimum of 50 MW of IT load capacity, scalable to approximately 200 MW. The facility is designed to support high-density AI and HPC workloads, incorporating liquid cooling systems and next-generation CPU and GPU architectures.
The modular structure enables capital deployment to be aligned with market demand and grid availability.
Strong Capital Base and Financial Flexibility
The Group’s recent €350 million inaugural Eurobond issuance marked a transformational financing milestone. The offering was significantly oversubscribed and broadened DL Invest Group’s access to international institutional capital.
Supported by international credit ratings and diversified funding sources, this strengthened capital structure, provides the financial flexibility required to execute large-scale, capital-intensive infrastructure projects while preserving long-term ownership control.
Long-Term Ownership Model
DL Invest Group continues to operate under its established build-to-own philosophy. In the data centre segment, this model is complemented by an operational and technological layer delivered in partnership with Boosteroid, covering cloud services, IT orchestration and client relationships. Revenue streams will therefore extend beyond traditional lease income to include subscription-based models, usage-based pricing and long-term compute capacity contracts.
Digital infrastructure, alongside logistics, is expected to become one of the core pillars of the Group’s long-term portfolio.
ESG and Energy Integration
Energy efficiency and ESG considerations are fully embedded in the development model. The data centre projects include scalable grid capacity, potential integration of energy storage solutions and phased efficiency improvements as capacity expands.
The Bielsko-Biała project is located on revitalised post-industrial land, contributing to regional regeneration rather than expansion. The Group maintains ongoing dialogue with public authorities and local communities, positioning the development as a long-term regional infrastructure investment.
