P3 Logistic Parks (P3) announced that ELBI, a leader in the Romanian low voltage electrical equipment market, will occupy over 15,000 sqm of storage and office space in P3 Bucharest A1. Following an investment of over €3 million in equipment and automation systems, the ELBI group will move into the new warehouse in November 2022 and will generate over 150 jobs, ensuring the delivery of products both to the domestic and foreign markets.
Sinziana Pardhan, Managing Director of P3 in Romania, said: “We started discussions with ELBI three years ago when their plans to create a modern logistics centre were just beginning. We had good and constructive communication with the ELBI team from the beginning and we are glad that we have been able to find solutions within our park that cover all their specific requirements. ELBI will fully occupy warehouse no.3 in P3 Bucharest A1 park and will exclusively benefit from the generous infrastructure of facilities around the warehouse, which will be partially used for their outdoor storage needs. Warehouse 3 is only a three-minute walk from the CFR passenger station and very close to the canteen within the park, which are facilities we hope will be fully used by the 150 employees of the ELBI warehouse.”
With the presence of the new tenant, P3 Bucharest A1 expands its portfolio of tenants who are specialized suppliers in the area of distribution of products and services for the electrical sector. With over 26 years of experience in business and sales of over €61 million in 2021, ELBI has built a strong sales network with more than 10,000 customers in its portfolio across all market segments, becoming a leader in low-power electrical equipment.

Our expansion plans and strategies are fully compatible with this new, modern logistics platform, which from an optimization perspective, allows us integrated planning of the flow of processes and operations, both B2B and B2C.”
Starting in August this year, ELBI will install modern storage systems in the warehouse in the P3 park, together with a mezzanine metal platform area equipped with an elevator, conveyor and sorter, enabling reduced time for compiling and delivering orders with increased accuracy. Also, the conversion of conventional lighting to LED and the installation of photovoltaic (solar) panels throughout the building are parts of the investment plan.
The transaction was brokered by Dunwell Industrial Brokerage. Marian Orzu, the Managing Partner of Dunwell, said: “This is one of the most interesting transactions we have brokered. We identified the need for ELBI storage space and immediately started looking for the best solution. Discussions with both partners were very productive, with both ELBI and P3 being results-oriented and proactive. We are very pleased that we were able to be part of this project, through which ELBI relocated its entire activity to a class A warehouse, and P3 will host another important partner in the park on A1.”
