Matexi Polska has received the occupancy permit for the first stage of its Sady Żoliborz development, located in Warsaw’s Żoliborz district. Ready-to-move-in apartments and a commercial unit are still available for sale, alongside units from the project’s second stage, which is currently under development.
The first phase of the investment comprises two buildings ranging from 5 to 8 storeys, housing a total of 112 residential units. A two-level underground parking garage with 134 spaces has also been built, along with 4 ground-floor commercial units. The remaining available apartments start at PLN 957,000. The offer is complemented by new units launched for sale in early May as part of the development’s second phase, which is scheduled for completion in Q4 2026.

Once completed, the two-phase development will consist of three residential buildings arranged around internal courtyards. The second stage will feature a five-storey building with 66 comfortable apartments of various layouts and sizes, ranging from 38 to 127 sqm. The entire development has been designed by the renowned Żoliborz-based architectural firm Latergrupa Architekci, with AMConstruction serving as the general contractor.
