Focus Estate Fund has signed a lease agreement with Fun Park for a new family entertainment centre at Ferio Legnica. The operator will occupy approximately 880 sqm, with opening planned for the end of 2026. The agreement will expand the centre’s leisure offering and strengthen its appeal to families.
The new lease forms part of the Fund’s ongoing work to enhance Ferio Legnica’s tenant mix and strengthen its position in the local market. Adding a dedicated family entertainment destination will complement the centre’s retail and service offering, creating further reasons for customers to visit and spend time at the property.
“Since acquiring Ferio Legnica in early 2023, we have focused on turning around the asset and strengthening its performance through active asset management, leasing and marketing. By the end of 2025, tenants’ turnover had grown by 41%, compared with a 5% regional market benchmark over the same period. This is a clear example of how our value-add approach can improve the performance of retail assets. The new approximately 880 sqm Fun Park will be one of the largest family entertainment centres in Legnica, bringing a new multi-format entertainment concept to Ferio and further strengthening the centre’s offer,” says Maxim Shkolnick, General Partner at Focus Estate Fund.
According to the operator’s plans, Fun Park at Ferio Legnica will combine a children’s play area, an interactive Pixel Rush zone with a gaming floor and challenge rooms, an arcade and an educational space. Planned activities also include robotics, building with LEGO bricks and cooking workshops.
“We want to create a place at Ferio Legnica that families return to for shared experiences. Our offer will cater to different age groups, from play activities for younger children to interactive challenges for teenagers and experiences that involve parents as well. By bringing together movement, creativity and learning through play, we aim to make Fun Park a destination for an afternoon visit, a birthday celebration or a school outing,” says Grzegorz Bielewicz, Founder of Fun Park.
White Star Real Estate is responsible for leasing at Ferio Legnica, supporting the continued development of the centre’s tenant mix.
