Responding to continuous market demand for modern logistics space, Goodman has commenced the construction of its fifth warehouse at Krakow Airport Logistics Centre. The 11,000 sqm facility is being built on a speculative basis; construction work began in June 2014 and project completion is scheduled for November of this year.
“The decision to build this new facility in Krakow was made in response to the needs of our potential customers and the substantial demand in the local market for small warehouse facilities with immediate availability. We have the capability to develop this type of project given the strong capital backing from Goodman Group and our managed funds,” said Błażej Ciesielczak, Regional Director Central and Eastern Europe.
The new warehouse is Goodman’s fourth speculative development at Krakow Airport Logistics Centre, with the total space in the previous developments leased prior to delivery. The facility can be split into smaller units to meet customer requirements, and will also feature office and social space.
“The supply of warehousing space in Krakow is very limited due to a lack of available land for such investments. In this context, the location of Goodman’s logistics centre represents a unique opportunity, with its close proximity to the city and direct access to the main motorways. The flexible design of the development is ideal to capture the current market demand, in particular for smaller units,” said Tomasz Kasperowicz of Colliers International Poland Sp. z o.o.
Krakow Airport Logistics Centre is a 50/50 joint venture between Goodman Group and Goodman European Logistics Fund (GELF). It has a target lease area of over 150,000 sqm and on completion will comprise nine warehouses with additional office space, staff and technical areas. It is an exceptional location for tailor-made warehouse solutions and to date, four modern warehouses have been developed, comprising 55,230 sqm or a third of the total lettable area. In line with Goodman’s commitment to sustainability, 25% of the Krakow Airport Logistics Centre has been landscaped, and over 1,000 trees have been planted around the perimeter.
When fully operational, it is expected that up to 1,000 people will be employed by customers, making it the largest logistics centre in Małopolska province. Other customers currently leasing space at Krakow Airport Logistics Centre include: Farutex, KMC Services, Valeo Autosystemy, DS Smith, Royal Canin, Logfarma, Schenker and Bonito.pl.
