Harden Construction has completed the construction of the modern City Logistics Warsaw VI warehouse, covering an area of approximately 18,000 sqm. This was Harden’s debut in the Warsaw warehouse market. The warehouse is located at 48 Nieświeska Street in Warsaw, 8 kilometres from the city centre and the same distance from the S8 route connecting Warsaw with Białystok and Wrocław. The facility is also located close to the Fryderyk Chopin Airport.
Harden Construction undertook the project using the Design and Build formula. Construction began at the end of 2023 and lasted for 7 months. This was also the general contractor’s debut in the capital market.
“The construction of City Logistics Warsaw VI is our debut in the Warsaw market and another milestone in the company’s development. The building is located within the city limits, which allows its tenants to effectively serve the local market. However, working in an urbanized area presents certain challenges. The limited space required us to manage the post-demolition area efficiently. Storing building materials was difficult, meaning that deliveries had to be very well-coordinated and on time. Network relocations were also necessary, requiring coordination and cooperation with the services,” says Paweł Fiuczek, Managing Director at Harden Construction.
Harden Construction ensured that the construction of the facility had the least possible impact on the natural environment. During the project, the general contractor used modern technologies and materials provided by local suppliers, which significantly reduced the carbon footprint. Technological solutions were applied in the building to control the consumption of utilities such as electricity, water, and heat. Interestingly, traditional gas heating was abandoned in favour of the MPEC system, which connects the warehouse to the district heating network. Additionally, the roof structure was reinforced and prepared for the installation of photovoltaic panels. Future tenants of the facility will also have access to electric vehicle chargers and green relaxation zones.
“Environmental solutions are not just PR but provide tangible benefits to the users of the facility. We have implemented systems to help control and manage utility consumption, which positively affects the economic balance. These are also solutions that anticipate future regulations regarding the impact of buildings on the environment, which will become increasingly stringent. Ecological and environmental solutions, which currently seem costly, are investments in the future,” says Łukasz Kozerski, Chief Operating Officer at Harden Construction.
All of the above solutions will enable the facility to obtain a BREEAM certification at the Excellent level.
