Investment management firm Hines announced the commencement of construction of the VRE Janki logistics park in Sokołów, Michałowice municipality, near Warsaw. The project’s investor is Value Real Estate (VRE), and the general contractor is Kajima Poland.
The development will deliver a modern warehouse facility with a total area of approximately 30,000 sqm. Completion is scheduled for Q1 2027. The building is expected to achieve a BREEAM Excellent certification, reflecting its high environmental standards. The project places a strong emphasis on sustainability and user comfort, featuring employee relaxation areas, electric vehicle charging stations, and a rooftop photovoltaic installation, in line with current market expectations.
VRE Janki Logistics Park benefits from a highly attractive location in terms of opportunities for optimising logistic activities. The site is situated on Sąsiedzka Street in Sokołów, with direct access to the S8 (Białystok–Wrocław) and S7 (Gdańsk–Kraków) expressways, and in proximity to the A2 motorway (Warsaw–Berlin).
“Poland remains one of Central Europe’s key logistics locations, supported by its strategic position, expanding transport infrastructure, and stable occupier demand. In the Warsaw region, demand for modern space remains strong, while new supply remains selective. Together with VRE and Kajima Poland, we are delivering a project that combines an excellent location, high-quality execution, and ambitious sustainability goals,” says Kamil Nurek, Managing Director – Head of Poland at Hines.
“VRE Janki is Value Real Estate’s eleventh project. The company has been actively developing modern warehouse and logistics assets in the Polish market for over 12 years. We are confident that, by combining the expertise of all project partners, we will create a significant and economically attractive new tenant proposition in the Warsaw (Janki) logistics region,” says Adam Michon, President of the Management Board of Bridgend (Value Real Estate).
“As a general contractor with 25 years of experience specialising in commercial and industrial building construction, we focus on the efficient, safe, and timely delivery of facilities that meet the specific requirements of the logistics market, as well as the highest standards of quality and sustainable construction. This is another project we are delivering in cooperation with Value Real Estate and Hines, this time in the Warsaw region,” says Maciej Runkiewicz, President of Kajima Poland.
The VRE and Hines project will offer flexible solutions for companies seeking modern, sustainable, and well-connected warehouse space, responding to the growing demand for high-quality distribution centres in the Warsaw metropolitan area.
