ROPHARMA has announced the launch of a new mixed use project of offices and residential, with a full range of services and retail space, the estimated investment being amount to around EUR 39 million.
Ms. Lori COLLIN, the project coordinator together with B23T and Brown & Marinescu Consulting, have created for Iasi a project based on the needs of the large office spaces (2,670 sqm per floor), updated according to the current and future needs of the tenants, with a residential building with large studios or 2 – 3 rooms (“smart home” type) that combine space “Living” and “Working” with multiple features such as kindergarten, bicycle track, car park for electric ones, cafes and multiple green areas.
HIpark is a mixed use project, offering residential, retail-services and office buildings. There are two independent structures: the Office Building (GF+ 1 level + 7 floors above ground, GLA 21,200 sqm) and the Residential Building (GF + 9 floors above ground, 9,500 sqm).
“We presented to ROPHARMA a personalized project, after the meetings we had in Iasi with multinational companies, that emphasize the importance of time spent at the office of the employee, and the needs of his personal life. We wanted to respect the rules but it comes with a cutting edge in terms of design and technology,” said Lori Collin.
The HIpark is located in Iasi’s most dynamic business corridor, near the Bucsinescu intersection, next to Sfantu Lazar Street and Tudor Vladimirescu Boulevard, the preferred location for multinational occupiers and international investors between two main commercial areas, next to the University campus and in a highly dense residential area.
“We want to launch this project in the spring of the 2018, together with all the endorsements and we are looking meanwhile for a co-sponsor, preferably with the role and with knowledge of a real estate developer, to make the joint perfect of ROPHARMA’S strong financial position and the know-how came from a partner as a developer,” Lori Collin added.
Over the last three years, the city of Iasi has become a pool of domestic and foreign investments in Outsourcing and IT&C Services, focusing on new working conditions, real estate developments at international standards in office buildings, shopping malls and in the residential segment.
With a current office stock of 235,000 sqm (according to PINMaps), Iasi ranks third after Timisoara and Cluj in terms of real estate development, but only second after Cluj in the top of the more successful cities and the fastest growing IT&C.
