HORIZON CITY, one of the largest residential developments in northern Bucharest, has sold 75 percent of the homes in Phase 1 within just four months of launch, generating approximately €20 million in sales. The strong demand has prompted the official launch of Phase 2, offering more flexible purchase conditions and additional benefits for buyers.
The project, developed by British investor Ghai Sant Ram and located on Pipera Boulevard, will include 699 apartments and 926 parking spaces on a nearly 23,000 sqm plot, representing a total investment of €130 million.
Of the 184 apartments available in the first two buildings, approximately 138 have already been contracted. According to Cătălin Apetri, CEO and Founder of CGA Home Consulting and Development Director for Romania for the investor Ghai Sant Ram, the strong sales performance reflects growing demand for well-positioned projects with transparent legal frameworks and solid financing.
Homes available in Phase 1 include one-, two- and three-bedroom apartments, with two-bedroom units proving the most popular. Prices currently start from €124,000 for one-bedroom apartments (including one parking space), €140,000 for two-bedroom units, €178,000 for three-bedroom apartments and €238,000 for four-bedroom units, with two parking spaces included for larger units.
Buyers are primarily young families and professionals working in companies located in northern Bucharest, alongside entrepreneurs and investors who took advantage of early-stage offers. Around half of the purchases have been made using bank financing.
Phase 2 launched with more flexible purchase terms
Phase 2 of sales introduces a more flexible payment structure, including a 10% down payment at contract signing, followed by staged payments aligned with construction progress. Apartments with two, three and four bedrooms will also include two parking spaces in the price.
The development includes features typical of the middle-up residential segment, such as ventilated façades, large glazed surfaces, high energy efficiency, infrastructure prepared for electric vehicle charging stations and more than 9,400 sqm of green areas.
Construction is progressing on schedule, with project delivery planned for mid-2027.
