Focus Estate Fund continues to execute its value-add investment strategy by strengthening the competitiveness of its retail portfolio through active asset management, redevelopment and strategic leasing. The latest milestone is the successful opening of a new ~1,000 sqm JYSK store.
The new opening follows the completion of a comprehensive redevelopment programme at Turawa Park.
Turawa Park comprises more than 34,850 sqm of GLA, around 60 retail and service units and approximately 1,400 parking spaces. Conveniently located next to Opole’s ring road, it serves customers from both the city and the wider region. The retail park is home to leading international and domestic brands including Carrefour, Reserved, Sinsay, Media Expert, Sephora, Rossmann, dm, CCC, Deichmann, Smyk, Action, TEDi, Pepco, KiK and Xtreme Fitness. The opening of the JYSK store further strengthens the property’s home furnishing category and broadens its overall retail offer.
“The opening of JYSK is much more than another leasing transaction — it reflects the successful transformation of Turawa Park over the past few years. Since acquiring the asset, we have increased occupancy from 69% to 97%, while annual footfall has grown by 41%, adding more than 1.1 million customer visits. We have also reduced the Occupancy Cost Ratio by 49% and extended the property’s average lease term from 3.8 years to 7.3 years, creating a stronger and more sustainable operating environment for our tenants. These results demonstrate that active asset management creates measurable value for customers and retailers, and we are delighted to welcome another leading international brand to our portfolio,” said Maxim Shkolnik, Managing Partner of Focus Estate Fund.
“When selecting new locations, we look beyond market potential. The quality of the asset, its long-term development prospects and professional asset management are equally important factors in our decision-making process. Turawa Park meets all of these criteria and provides an excellent environment for the continued development of the JYSK brand in the Opole region. We are pleased to welcome customers to our new store and believe it will become an important destination for home furnishing shoppers,” said Sylwia Filimon, Communication Director, JYSK Polska.
The opening of JYSK represents another step in Focus Estate Fund’s long-term strategy of creating value through active asset management, targeted capital investment and carefully curated tenant mix, reinforcing the Fund’s position as a specialist investor in convenience retail assets across Europe.
