Kajima Poland is commencing the comprehensive execution of the REINO IO Piotrków Allegro BTS investment under the “Design & Build” formula for the tenant, Allegro. The cross-dock logistics centre will be built in Piotrków Trybunalski, as part of the expansion of the REINO IO Piotrków warehouse park.
REINO IO Piotrków Allegro BTS, with an area of 27,000 sqm, is a specialised cross-dock shipping hall, which will include both a transhipment area and a modern warehouse with a sorter, covering a total of 25,900 sqm. The whole project will be complemented by a two-story, modern office space of 1,682 sqm. Due to the specificity of the project, most of the area will be developed as an external parking and communication area for vehicles, which will enable smooth transport of goods and easy manoeuvring.
“The span of the structure in both naves of the building will also be impressive – in the warehouse with the sorter and the cross-dock part – amounting to over 55 and 36 meters respectively. The elimination of internal columns will allow for the free placement of the tenant’s technology, including sorting machines. We bring to the implementation of this project our knowledge and many years of experience in the construction of facilities for logistics developers and in cooperation with tenants from the e-commerce industry,” says Maciej Runkiewicz, President of Kajima Poland.
The investor is REINO IO Logistics, an investment platform operating on the logistics market and an asset management company established by Warsaw-based REINO Partners and London-based IO Asset Management (now Caisson IO). “We wanted this prestigious project to be entrusted to a company with an excellent reputation and extensive experience in the implementation of modern facilities of similar scale and character. We are convinced that the choice of Kajima Poland as the general contractor guarantees the highest quality, timeliness and safety of the works carried out,” comments Dorota Latkowska-Diniejko, CEO REINO-IO Logistics.
“The facility under construction in REINO IO Logistics Park, with an area of nearly 27,000 sqm, will be one of the most modern logistics centres in the country. It was designed with maximum efficiency and operational safety in mind, equipped with modern sorting automation, 144 linear docks, a column-free structure with a height of 12 meters and emission-reducing solutions, such as a photovoltaic installation and a hybrid heating system. The opening of the new sorting facility is scheduled for the beginning of the fourth quarter of 2026,” says Grzegorz Szaton, Director of Delivery Operations & Sales at Allegro.
As part of the REINO IO Piotrków Allegro BTS project, Kajima Poland is responsible for the full scope of design works – from the building design to the detailed executive design – and for the comprehensive implementation of construction works. “REINO IO and Allegro gain a business partner who focuses on commitment and the highest quality of services. Kajima Poland has been implementing investments in this region for years, which translates into efficient cooperation with local subcontractors and institutions. As a general contractor with Japanese roots, we conduct works based on respect for the client’s needs and concern for high quality,” explains Sandra Wróblewska, Senior Manager Business Development at Kajima Poland.
The project is being implemented in accordance with the principles of sustainable construction and has been designed to obtain BREEAM environmental certification at the Excellent level. In addition, a 450 kWp photovoltaic installation will be installed on the roof of the facility, adapted to the energy needs of the tenant.
