Goodman has signed a lease agreement for a 13,000 sqm warehouse space to logistics operator KMC Services at the Kraków Airport Logistics Centre (KALC). The transaction will allow KMC Services to increase its operating capacity and consolidate operations in one location. This deal is the largest lease transaction in the bourgeoning Kraków logistics property market in the last years.
KMC Services is a Kraków based logistics operator providing logistics and supply chain management solutions for customers in Poland and around the world. Since 2002, KMC Services has operated out of a few logistics properties in the Kraków region, one being at a 3,500 sqm facility at KALC. As the company has experienced strong growth since the signing of their lease, KMC Services needed a larger facility in a single location.
KMC Services’ new lease covers 12,787 sqm of warehouse and 212 sqm of office space. The company will lease space in a new 22,000 sqm speculative build by Goodman – a fifth warehouse at KALC. Development will be completed in two phases. The first phase of the development, which will be full leased by KMC, will be ready by the end of the year. KMC will lease part of the second phase, which is scheduled to be complete at the turn of Q1 and Q2 2015.
Colliers International advised on the transaction. “The transaction with KMC Services is the largest lease agreement in the Kraków warehouse market in the last years. Goodman’s Kraków Airport Logistics Centre is one of the most strategic and prime warehousing developments in the region, demonstrated by its strong growth in a relatively short amount of time,” said Maciej Chmielewski, Partner at Colliers International, Industrial and Logistics Agency Director.
The Kraków Aiport Logistics Centre is one of Goodman’s largest logistics centres in Poland. Construction of the first warehouse began in 2010 and since then Goodman has added four warehouses, comprising 55,230 sqm or a third of the total lettable area, with the fifth currently under development. All warehouses, most of which were built on a speculative basis, were fully leased before construction was completed.
The Kraków Airport Logistics Centre is owned by the Goodman European Logistics Fund (GELF) and managed by the Goodman Group. It has a target lease area of over 150,000 sqm and on completion will comprise nine warehouses with additional office space, staff and technical areas. It is an exceptional location for flexible warehouse solutions.
The Krakow Airport Logistics Centre is located in Modliniczka near Krakow, just four kilometers from Kraków-Balice International Airport and is in close proximity to the A4 expressway, linking Krakow and Wroclaw.
