LemonTree, a developer of modern logistics-service spaces, has finalised the sale of the BTS Martes Sport building in Mysłowice, located in the Katowice metropolitan area, a state-of-the-art class A warehouse facility, to Invesco Real Estate, a global leader in the real estate investment management business with €78.8 billion in real estate assets under management.
The newly-built facility, with an area of 51,604 sqm, stands out for its high technical standard and compliance with the latest trends. It was completed in Q2 2023 and is fully leased by Martes Sport, a leading e-commerce player in Poland’s sports sector. The 15-year lease guarantees project stability and confirms its long-term investment value. It also reflects the market value of premium segment real estate transactions.

Upper Silesia is also a centre for advanced technologies, logistics, and Industry 4.0, where former post-industrial areas have evolved toward advanced investments in automotive, energy, and e-commerce. This transformation makes the region one of the most attractive places for institutional investors in Poland.
Immediate proximity to the S1 expressway and A4 motorway provides excellent connectivity with all of Poland and the entire Central and Eastern Europe region. This location enables fast transport of goods to western markets (Germany) and southern markets (Czech Republic, Slovakia, Austria). The BTS Martes Sport facility is equipped with solutions supporting energy efficiency, lowering operating costs, and featuring electric vehicle charging technology that supports e-mobility. The BREEAM Very Good certificate confirms a high level of environmentally friendly solutions implemented in the building.
In addition to existing technological solutions, the Mysłowice facility will be outfitted with additional systems enhancing its efficiency and modernity. Planned work includes the expansion of the smart utility metering system, modernisation of ventilation and lighting controls, and the conducting of thermovision studies and airtightness tests of the building.
