An increasing number of affluent Poles are consciously choosing a simpler lifestyle. Instead of large suburban houses or vast city-centre apartments, they are opting for intimate, beautifully designed homes surrounded by greenery. This trend, known as premium downsizing, involves giving up excess space without sacrificing the quality of life.
After years spent in large family homes or multi-room apartments, many people are opting for something different – living closer to the city centre in smaller, yet highly functional apartments. It’s not about giving up comfort, but about redefining priorities, especially when children have already moved out of the house. Less cleaning, fewer responsibilities, and more free time and personal space – this is the new definition of comfort.
Recent European reports, including those from the OECD and Housing Europe 2025, confirm that after the age of 50, an increasing number of people consciously opt for smaller yet better-located and more comfortable homes – the very essence of premium downsizing. This trend has long been established in Western Europe and is now becoming increasingly visible in Poland, especially in Warsaw. Changing one’s living space often marks the symbolic beginning of a new life stage – a moment when children leave the family home and parents can finally focus on themselves and how they genuinely want to live.
This is precisely the choice made by many buyers of Royal Garden Wilanów, an intimate development by Green House Development, located in the heart of Miasteczko Wilanów. The project attracts individuals with established professional positions who value privacy, tranquillity, and proximity to nature. Over 40 percent of the apartments have already been sold – most to clients who are consciously downsizing from larger homes to modern apartments tailored to their current lifestyle needs.
“In recent months, we’ve seen a noticeable increase in interest among mature clients looking for modern yet intimate developments surrounded by greenery,” says Kamil Gaszyński from Green House Development. “These are people who have experienced busy years of work and family life and now want to slow down and enjoy peace.”
The decision to move often goes hand in hand with a desire for balance and order in life.
“As we grow older, we appreciate convenient locations, proximity to the city centre, but also the peace, space, and greenery. Royal Garden Wilanów is a direct response to these needs – a place that offers residents a genuine respite from the daily hustle. The private park, covering 8,000 sqm, is an oasis of calm in the heart of Wilanów – perfect for walks, relaxation, or time with loved ones,” adds Gaszyński.
The development currently offers fewer than 50 apartments, ranging in size from 30 to over 80 square meters. The most popular are functional two- and three-room apartments of an elevated standard, designed with comfort and privacy in mind.
“For many of our clients, Royal Garden Wilanów marks the beginning of a calmer, more balanced stage of life – free from rush, yet still close to everything the city has to offer. After years of professional and family commitments, an increasing number of people are seeking places that offer comfort, security, and harmony. This group most often chooses our project,” notes Jacek Łopatowski from Green House Development.
Construction is proceeding according to schedule, with completion planned for the end of 2026.
