MLP Group is accelerating its growth across Europe and further strengthening its portfolio in Vienna with a second project in the Austrian capital. The company has finalised the acquisition of a development plot located just next to one of Vienna’s most important transport hubs, Wien Hauptbahnhof, the city’s main railway station, thereby reinforcing its presence in one of Europe’s key urban logistics markets.
The acquired plot of 5,879 sqm is located in Vienna’s 11th district, in proximity to the city centre and just a short distance from Wien Hauptbahnhof, the city’s main railway station. This well-connected urban location creates strong potential for last-mile logistics and business operations serving the local market.
The project will be delivered as a brownfield development. The existing buildings are scheduled for demolition by the end of Q2 this year. At the same time, the company will advance the building permit process, with the completion of the new development planned for Q2/Q3 next year.
The site will be redeveloped into a modern urban business park designed to meet the needs of one of Europe’s most demanding markets. The investment will address the clear shortage of flexible, small-scale units ranging from approximately 300 to 1,000 sqm – a segment that remains supply-constrained while seeing strong and growing demand from small and medium-sized enterprises.

The new park will complement the already developed MLP Business Park Vienna, creating a coherent and strong offering in the urban business park segment. The investment further strengthens MLP Group’s position as a partner for companies seeking modern space within city limits, close to customers and key infrastructure.
The project will be delivered in line with high-quality and sustainability standards, including solutions that enhance energy efficiency and reduce environmental impact.
