AFI and Echo Investment have finalised an agreement under which AFI has become the sole owner of Office House, the first office building in the Towarowa22 project. Echo Investment sold its 30 percent stake to AFI, with the total value of the building calculated for the transaction at €160.5 million. One of the newest office buildings in Warsaw’s city centre, Office House is fully leased and holds a BREEAM Outstanding certificate with the best-ever score achieved in Warsaw.
Located at 10 Wronia Street, the Office House was delivered in May this year. The building stands out for its innovative solutions, which earned it a BREEAM Outstanding with a record-breaking score of 97.9 percent – the highest in Warsaw and among the best in the world. Powered by green energy, equipped with a triple-layer façade, heat recovery systems, and intelligent building management, the property minimises energy use and environmental impact.
“The acquisition of the remaining shares is a planned step that aligns with AFI’s strategy of increasing involvement in large, unique mixed-use projects. In the case of Office House, we have confirmed AFI’s broad skills– as a developer, investor, and property manager. In the latter role, as in our other buildings, we will work to build long-term, cooperative relationships with tenants. The quality and high occupancy level of Office House show the potential of the next stages of Towarowa22. We are actively committed to their planning and development,” comments Sebastian Kieć, CEO of AFI in Poland.
“Office House is a building we are particularly proud of – its features and commercial success in the demanding Warsaw market confirm Echo Investment’s top-level expertise. The successful sale of the remaining shares to our partner is the best conclusion to the first stage of Towarowa22. Proceeds from the transaction will support further growth of our office business in Warsaw,” adds Rafał Mazurczak, COO of Echo Investment.
Office House offers 32,000 sqm of modern office space that will eventually host around 3,000 employees. Tenants already include consulting firm Crowe and emagine, as well as a leading logistics company. More tenants are gradually moving in, including a major player from the multimedia industry. On the ground floor, a vibrant dining offer will soon open, featuring Splendido (Italian), Ato Ramen (Japanese), The Brunchery, Pearl Seafood Restaurant, and Babajaga (Polish cuisine). A premium fitness club, Change Studio, will also be launched in the building.
Towarowa22, developed on the site of a former printing house in Warsaw’s Wola district, represents the urban concept of a “superblock” – in this case, eight city blocks gradually filled with multifunctional buildings, public spaces, and a traffic-calmed street grid. AFI holds a 70% share of the investment, while Echo Investment has 30 percent.
Currently, construction is underway on Apartamenty M7, alongside preparations for Apartamenty Gutenberga under the Archicom Collection brand from the Echo Group. Green urban spaces are also being created around the Office House and the historic Dom Słowa Polskiego. Soon, AFI and Echo Investment plan to develop a residential tower (approx. 120 meters) and an office tower (approx. 150 meters) on the part of the site closest to Rondo Daszyńskiego.
