Leading pan-European logistics property owner, developer and asset manager P3 has celebrated the raising of the last pillar of a new, 31,904 sqm warehouse at P3 Poznań park in Poland’s rapidly developing Gądki logistics area. One third of the building – 10,000 sqm – will be occupied by British American Tobacco Polska, one of the top five multinational tobacco companies, which sells products in more than 200 markets around the world. The BAT space, which will be commissioned in August 2017, is being designed to meet the company’s specific needs. The remaining space is being built on speculative basis.
The first few months of 2017 have been very busy for P3 in Poland. The company has already completed two new warehouses – a total of nearly 30,000 sqm – at P3 Poznań park, in addition to this latest building. P3 also recently purchased a 49.2 ha site adjoining the park, which doubles its size. The acquisition of the new land allows for future expansion and has also significantly improved accessibility, with a recently completed road running between the existing park and the new site directly to the dual carriageway junction.
Krzysztof Kotfis, Factory Project Manager at British American Tobacco, said: “P3 has been able to design the space to meet our individual requirements, including high levels of fire safety protection measures. We also wanted parking for bicycles as well as trucks. We are delighted that our expectations are being met and are very much looking forward to the delivery of the building.”
Due to the nature of the products stored, the warehouse space for BAT will be equipped with above-standard safety protection measures, including fire resistance of over 4,000 Mj. P3 has also introduced environmentally friendly and energy-saving measures, such as LED lights and composite walls with improved insulation.

The negotiations were conducted on a trilateral basis – involving ourselves, our customer and DHL, who manage logistic operations for British American Tobacco. The operator already occupies over 3,800 sqm in Building No. 1 at P3 Poznań and the fact that it has chosen to grow here is a strong vote of confidence in both the park and P3.”
The P3 Poznań park is located south of Poznań, near the S11 dual carriageway which connects with the A2 highway and provides access to Warsaw in the east and to Berlin in the west. Public transport is also available in the Gądki area.
