A modern warehouse developed in Katowice, Poland, by P3 Logistic Parks, has received the highest possible BREEAM rating for sustainability, with an environmental certification of “Outstanding.” It is the second P3 property in the country to feature the high level of innovative ecological solutions required for this elite rating.
P3 Katowice City Park is located in the eastern part of the city, on Lwowska Street, next to a junction of National Road 79. Covering 4.7 hectares, the asset comprises approximately 23,000 sqm of warehouse and office space.

The new facility is an urban warehouse for tenants who prioritise close proximity to the city centre. We strive to ensure all our warehouse facilities meet the specific requirements of our clients and also minimize the impact on the local natural environment. Our park in Katowice is the prime example of this.”
The “Outstanding” BREEAM certification is the result of the entire design, construction, and management process being executed to minimize negative environmental impacts. Achieving this involved efficient use of resources, reduction of greenhouse gas emissions, material recycling, and environmentally friendly waste management.
The warehouse includes solutions such as insulation panels, roof and hall infrastructure that is ready for photovoltaic (solar) panels, energy-efficient LED lighting with an automatic DALI control system, water-saving fixtures in bathrooms, and presence sensors in changing rooms and toilets which control lighting and water shut-off valves. Additionally, the building features bicycle shelters and electric vehicle charging stations. At the entrance to the park, a remote license plate reading system reduces waiting time for entry.
As part of responsible land resource management, P3 has revitalized the surrounding area by planting nearly 300 trees and extensive greenery, as well as demolishing six buildings in poor condition and carrying out a cleanup of soil to remove pollution and contaminants.
This new investment also contributes to the development of logistics in the region and supports the local economy by providing employment opportunities.
