P3, a leading pan-European logistics property developer and asset manager, has started construction of a new 16,500 sqm warehouse at P3 Mszczonów park, the company’s third new development to start in Poland this year.
FM Logistic, which is already represented on four other P3 parks in the Czech Republic, Poland and Romania, has agreed to take 7,300 sqm of space in the new building. There is already strong interest in the remaining space from a number of potential customers.
New construction projects are already underway at two other P3 parks in Poland – P3 Błonie and P3 Poznań. In Błonie, Antalis has taken almost 26,000 sqm of space, while British American Tobacco will occupy 10,000 sqm in a new 31,904 sqm warehouse at P3 Poznań park.
In addition, P3 has handed over more than 50,000 sqm of space to customers on its parks in Poland. Two warehouses, totalling almost 30,000 sqm have been completed at P3 Poznań park and the first phase of the 22,000 sqm Building 16 at P3 Błonie has just been finished.
Andrzej Wroński, Country Head for P3 in Poland commented: “After a very successful 2016, we started 2017 off by setting ourselves even more ambitious goals. The first few months of the year have been very busy and productive, confirming that we have the capacity to successfully achieve our objectives. This year we have plans to build new facilities in all four of our parks. We’ve also finalised the acquisition of 49.2 hectares of land close to P3 Poznań park where we intend to start construction next year”.
FM Logistic is a leading international third party logistics provider and key player in warehousing, co-packing, co-manufacturing, transport and supply chain management in Europe. Its client portfolio includes retail chains, food producers, FMCGs, cosmetics manufacturers and pharmaceutical companies. The company is represented in 13 countries and has a workforce of around 22,000 employees.
P3 Mszczonów park will be FM Logistic’s fifth P3 park location in the CEE, including 15,000 sqm at the new P3 Prague D11 park in the Czech Republic, developed for them on a Build-To-Suit (BTS) basis last year.
Piotr Sukiennik, Central Europe General Manager at FM Logistic, explained: “This is not the first time we have decided to work with P3. We already have warehouses in P3 Piotrków and P3 Poznań. We really appreciate the developer’s openness and ability to adapt to our needs, which has resulted in an extremely effective and seamless collaboration between our teams. We were looking for modern warehouse space with an above-standard working height of 12 m, which posed no problem at all for them. Another driver was the prime location of the park, which we already benefit from at our company headquarters.”
As well as the 12m working height, the new building at P3 Mszczonów park incorporates a series of energy efficient, eco-friendly solutions including the latest LED lighting systems and the newest types of “sandwich” panels with improved insulation properties. The facility will be put into service in Q3 2017.
