The industrial developer Panattoni handed over a special hall to the Czech-Slovak company ViaPharma, which provides distribution primarily for the Dr. Max pharmacy network. The project was immediately after its completion certified according to the BREEAM 2016 standard as the greenest logistics building in the Czech Republic. CBRE facilitated the transaction and assisted in project management of the construction process. The building with an area of 22,900 sqm to let in Panattoni Park Prague Airport II near Pavlov in Central Bohemia includes a warehouse, offices, social amenities and a pharmacy. The total investment in real estate and technology exceeded one billion crowns.
“We are very pleased with the growth of the logistic park in Pavlov over the last year and a half, thanks in particular to the exceptional work of the builder Panattoni. In addition, the ViaPharma’s building is the greenest project across our entire European portfolio, setting trends in certification for other countries. When certified according to the latest BREEAM 2016 standard, it achieved the Excellent level and the highest score in the Czech Republic, 82.4 percent,” says Monika Hubková, asset manager of Logistis fund, deputy owner of the logistics park in Pavlov.
“We are happy to have launched an avalanche of certifications with our focus on constructing green buildings. We always try to meet the latest and strictest criteria. We don’t want to have certification just for certification’s sake. With the project for ViaPharma, we set the imaginary bar higher again. With regard to the technological features of the hall, I would like to highlight the solution of various temperature modes. In agreement with the client, we used air-to-air heat pumps and the principle of free-cooling, which consists in using untreated outdoor air to cool the interior,” says Pavel Sovička, Panattoni Europe’s Managing Director for the Czech Republic and Slovakia.
The goal of the project was to adapt the speculative construction that is already underway to the specific needs of ViaPharma. Among other things, this meant adding cooling and sections with different temperature modes. The construction and operation of the building are in accordance with the requirements of the State Institute for Drug Control. The distribution centre also has a pharmacy and a section dedicated to the distribution of the Dr. Max e-shop.
“The new hall was completed on schedule, so we are happy to be able to guarantee our partners that the products supplied by us will be in the right place at the right time, as well as in the right quality. The special hall also meets all the demands placed on handling pharmaceutical product,” says Daniel Horák, CEO of ViaPharma.
The CBRE Project Management Department was responsible for the technical representation of ViaPharma, in the preparatory phase for the implementation of all technical requirements, for the coordination of the project assignment and control of the technical solutions of the developer. In the implementation phase, CBRE was responsible for keeping the approved budget, for project monitoring and for cost management. The cooperation between CBRE and ViaPharma resulted in a takeover of the building in due time with full readiness for the installation of specific technologies.
“It was a customized construction built with respect to the needs of ViaPharma. Thanks to the control and consolidation of the technical solutions of the developer in a very short time, we managed to create a precise assignment for the following construction. The construction of the building had to be dealt with in two phases, the first relating to the construction as such and the second relating to the internal distribution technology of the client. In accordance with the ongoing construction, we checked the quality of the works, focusing on specific requirements such as the HVAC systems, lighting, readiness for distribution technologies and installation of a special docking system for vans up to 3.5 tons,” says Jan Chloupek, Senior Project Manager Building Constultancy at CBRE.
