Panattoni Europe is maintaining its focus on the Tricity. The developer is nearing completion of the first stage of Panattoni Park Gdańsk IV, planned to total 41,500 sqm at full build-out. To date, the company has delivered close to 76,000 sqm in two projects – in Pruszcz Gdański and at ul. Elbląska, with another 80,000 sqm under development in Panattoni Park Gdańsk III and IV.
The Tricity investments prove the growing significance of the region for the warehouse and logistics sector. It is related to the advantageous location of the region – at the intersection of key pan-European transport corridors, and with access to the most dynamically growing deepwater ports on the Baltic Sea.

They attract both logistics operators, for whom the warehouses in Tricity often serve as the first link in the Poland-wide distribution chain, and manufacturing enterprises – particularly from beyond the northern border. Warehouse space in Gdańsk is also popular with companies involved in large-scale online trade.”
The construction of Panattoni Park Gdańsk IV was launched in early 2018, and the first tenants will be moving in already in August. This time the location chosen for the new distribution centre is a site across from the Gdańsk Refinery, at ul. Elbląska. In the land acquisition process, the developer was assisted by the advisory firm Querco Property.
Marek Boczula from Querco Property, commented: “In the context of continually growing demand in the warehouse market, land for investment poses a considerable challenge for investors, and the strong interest among businesses in modern class A space means that at the moment most projects under development in Tricity are commercialised already at the construction stage, which makes it possible to create dedicated space, almost tailor-made for the tenant” and he adds: “Warehouses are built on sites with access to road infrastructure and which are convenient for the employees to commute. In Tricity, this mainly applies to the areas immediately adjacent to the bypass, where land resources are slowly coming to an end. It does not mean, however, that there are no interesting alternatives to those sites. Without a doubt, a great step forward for investors will come with the planned metropolitan bypass, which will open the gate to Tricity’s further growth in the warehouse sector.”
