Two newly constructed retail parks in Garwolin and Ruda Śląska have changed ownership. They are now part of the Aura Park network, owned by Terg.
In recent years, retail parks have emerged as a popular alternative to large shopping malls in Poland. These smaller-scale facilities, designed to offer a curated selection of shops in one convenient location, have rapidly gained favour among consumers. Investors have also shown increasing interest, as demonstrated by the recent sale of two retail parks by PKB Inwest Budowa to Terg Group. This transaction builds on the companies’ ongoing relationship, following an earlier deal in which PKB sold a retail park in Stalowa Wola to Terg.
“As part of our long-term strategy, we plan to deliver approximately 30,000 sqm of gross leasable area (GLA) annually, developing 4 to 6 new retail parks each year. We do not predetermine which projects will be sold or added to our portfolio. However, given current market conditions—such as limited access to financing and rising costs—selling assets to fund further development is the more advantageous approach for us,” said Jacek Ostwald, General Partner at PKB Inwest Budowa.
The retail park in Garwolin, located in Mazowieckie Voivodeship, is strategically situated on Trakt Lwowski Street near a key junction connecting the S17 expressway with Tadeusza Kościuszki Street, which leads to the city centre. The complex consists of three buildings with a total area of 11,000 sqm. It houses several popular brands, a Lidl supermarket, a KFC restaurant, and a Cube Fitness club.
The second retail park, in Ruda Śląska, became operational in late November. Covering 3,650 sqm, it features tenants such as Sinsay (part of the LPP group), Dealz, Pepco, Rossmann, and Media Expert, offering a variety of shopping options to residents.
“Both retail parks were fully leased at the time of sale. I am confident that their well-thought-out layouts and carefully selected tenants will ensure they serve the needs of residents for years to come, making daily shopping more convenient,” summarized Jacek Ostwald.
