Barely a few years ago, the Private Rented Sector (PRS) in Poland was a limited market phenomenon with little recognition. Today, this segment is a significant element of the housing market, attracting capital, professional operators and the attention of investors. Resi4Rent, the first entity to offer a subscription-based housing model in Poland, has summarised the last six years of its business activity, which coincided in time with the development and maturation of this entire market segment. The dynamic platform, which already offers 6,900 residential units, has an additional 2,600 units under construction.
In the early stages of its development, the PRS market in Poland operated on a limited scale and was based mainly on the Rental Housing Fund linked to Bank Gospodarstwa Krajowego. Currently, the market is developed by 12 entities, and its share in the housing sector structure has been steadily growing. According to the data from Savills and CRIDO, the supply in this segment in Q4 2025 amounted to approximately 25,100 residential units, of which over 4,800 were delivered only within 10 months of 2025 (an increase by 24 percent compared to 2024).
The first private PRS operator in Poland was Resi4Rent, which began its operations in 2019, introducing subscription-based apartments to the market. Since the time the renting platform was launched, the company has delivered 22 investments comprising a total of over 6,900 residential units. This represents over 27 percent of the total institutional rental market supply in Poland. Over the course of the last six years, the new housing estates were completed on average every three months, placing the company among the most active entities investing in this segment. In 2025, Resi4Rent’s portfolio grew by 1,519 units, including 873 in the housing estate on Romanowicza Street in Kraków, 369 in the project on Grabiszyńska Street in Wrocław and 277 in the building on Pohoskiego Street in Warsaw. And now, Resi4Rent is entering 2026 with a plan for even more increased investment activity, with a particular focus on residential projects in Gdańsk and Wrocław. This will be followed by the next stage of the company’s development in Warsaw. In total, the company plans to deliver nearly 2,600 new units to the market by 2027.
“We entered the market that did not yet exist at that time. Over the past few years, we have not only built Resi4Rent’s operational scale but also co-created standards for the entire PRS market in Poland. Today, with a significantly larger number of PRS operators, we maintain our leading position in terms of the number of units delivered to the market, achieving their high effective occupancy rate at around 98% at the same time. From the very beginning, our goal was not only to deliver 10,000 residential units to the market, but – above all – to create a professional and transparent service that is adequate to the contemporary demographic trends and the changing social needs. Looking back over the past few years, I can definitely say that the subscription-based housing model we have proposed has become a viable and attractive alternative to both private rental and private ownership,” says Sławomir Imianowski, CEO of Resi4Rent.
The year 2025 also proved to be important for the company in terms of its investor relations. In Q3, the company signed a conditional agreement to sell 18 completed projects (approx. 5,300 units) to Vantage Development from the TAG Immobilien Group. The value of the transaction awaiting finalisation is PLN 2.4 billion, making it the largest contract in the history of the Polish PRS market. At the same time, Resi4Rent continues to develop its portfolio and plans to deliver approximately 2,000 new units to the market in 2026.
Effective Management
The large scale of the company’s operations requires highly efficient processes, both at the project implementation stage and in the area of portfolio management. An average annual occupancy rate of 98 percent at all locations has so far resulted in over 23,000 contracts (new and extended ones) concluded with nearly 15,000 clients. One in five of them chooses the platform’s offer thanks to the existing residents’ recommendation, which indicates a high level of satisfaction and confidence in the brand.
“Considering the sales and marketing perspective, long-term customer relationships are of key importance to us. The high occupancy rates, the large number of contract renewals and the scale of recommendations show that our model meets market needs in terms of both the quality of the premises and the standard of our service. The social dimension of our projects has always been an important element of our activities. Today, an integrated neighbourhood community is one of the factors giving us a competitive advantage in the living segment. Nowadays, our potential residents are increasingly aware of their needs in terms of standard, predictability and transparency of the service. At the same time, they also want to feel at home and build relationships with their neighbours,” emphasises Alicja Kościesza, Sales and Marketing Director at Resi4Rent.
Since its inception, Resi4Rent has followed the rules of inclusivity, openness and respect for diversity. The platform’s community of residents is international in its nature – people representing 115 nationalities have lived in Resi4Rent apartments to date, and the company is developing integration activities aimed at building neighbourly relations and improving the quality of everyday life within its estates. To date, over 55 such events have been organised, attended by almost 4,300 people. Each year, several initiatives are carried out, ranging from neighbourhood meetings to themed events and competitions. These are complemented by the Resi4Members programme, which gives its residents access to additional benefits, including joint activities and offers prepared in cooperation with various partners.
In 2025, these activities were also in the new locations. They included four editions of different competitions, eight thematic campaigns devoted to the residents’ health, everyday needs and passions, as well as five integration events and four housewarming parties inaugurating the new locations. At the same time, Resi4Rent cooperates with social organisations and foundations, including the Great Orchestra of Christmas Charity, the DKMS Foundation, the Rysy Foundation, which organises first aid trainings for pets under the slogan #cisnęklatępodajłapę, the Bezdomne Serduszka Association and the Pomeranian Bracia Mniejsi Foundation.
Sustainable Development
In recent years, common areas and additional functions have begun to play an increasingly important role in all Resi4Rent projects. The common areas of the investments include workspaces, recreational terraces, relaxation zones, vegetable gardens, bicycle storage rooms with service facilities, multimedia rooms and playgrounds. These are complemented by commercial and service premises located on the ground floors of the buildings.
At the same time, the company has also focused on sustainable construction standards. In 2025, this resulted in the BREEAM In-Use certification for the Warszawa Wilanowska buildings (Very Good rating in the Asset Performance and Management Performance categories) and the first stage of Wrocław Jaworska (Excellent rating for Asset Performance and Very Good for Management Performance). Resi4Rent is currently in the process of obtaining eight more certificates.
“The scale of our operations, the experience we have gained, and our stable financial basis allow us to plan for further long-term and predictable growth. The experience of recent years shows that PRS in Poland is a segment with great potential, but its future will depend primarily on its ability to maintain high quality, stability and customer trust,” concludes Sławomir Imianowski.
