Resi4Rent, the largest operator in the PRS segment in Poland, is expanding its subscription housing offer by opening a new investment in Łódź. In August this year, the company delivered 287 apartments to the local market.
The newly opened Łódź Kilińskiego investment is the second project completed by Resi4Rent in 2024, following the expansion of the Wrocław Jaworska estate. Across all new investments planned for this year nationwide, the company will provide over 2,200 new subscription apartments.
“We operate in six cities, with Warsaw and Wrocław currently being the largest markets for Resi4Rent. Łódź is one of the cities that has experienced some of the highest growth in demand for rental housing, both in the private and institutional segments, since the beginning of the year. Contributing factors include a large population, a significant immigrant and refugee community, an attractive job market, and an active academic centre. With the new investment, we can now offer Łódź residents over 500 fully equipped, furnished apartments along with additional benefits as part of the subscription housing service. This provides an expected alternative to both private rental offers and property purchases,” says Sławomir Imianowski, CEO of Resi4Rent.
The building at 127 Kilińskiego Street is the second Resi4Rent investment in Łódź. The first – Resi4Rent Łódź Wodna – was completed at the end of 2019. It was the first PRS housing project in Łódź, with 219 apartments. The building maintains an occupancy rate of 98-99 percent throughout the year.
The latest Resi4Rent investment is located in the heart of Łódź. The building’s location aligns with the concept of a 15-minute city, aiming to create residential areas within a convenient distance from public facilities, green spaces, and bike paths, as well as commercial, service, sports, and public transport infrastructure. This approach is intended to improve residents’ quality of life, maintain urban order, and reduce car traffic in the city. The location also supports an eco-friendly lifestyle for Resi4Rent communities in Poland – as many as 80 percent of tenants declare that they commute to work on foot, by public transport, by bicycle, or by scooter.
As part of the project at Kilińskiego Street, Resi4Rent has introduced 287 apartments to the Łódź market, ranging in size from 25 to over 60 sqm, in four variants: ResiStudio (1 room with a kitchenette), ResiComfort (2 rooms with a kitchenette), ResiComfort+ (2 rooms with a separate kitchen), and ResiFamily (3 rooms with a kitchenette). All units feature balconies, loggias, or terraces. The building also houses an underground parking lot, a bicycle storage room, and storage units.
Resi4Rent’s investments are located in the six largest cities in Poland: Warsaw, Wrocław, Kraków, Poznań, Łódź, and Gdańsk. The company aims to deliver 10,000 subscription apartments to the market by the end of 2025.
