Resi4Rent, Poland’s largest subscription-based housing platform, continues to grow at a rapid pace, launching its fourth project this year. The newly completed development at Brneńska 9 in Poznań has bolstered the local private rental sector (PRS) with 411 apartments.
This is Resi4Rent’s second project in Poznań, following the 2021 development on Św. Wawrzyńca Street in Jeżyce. The new addition brings the company’s Poznań portfolio to 571 units, accounting for roughly one-third of the city’s total PRS market.
“After a few years and many projects across the country, we’re returning to Poznań with a new investment. This reflects the growing appeal of regional cities. In Poznań alone, the number of units under construction increased by over 100 percent in the first half of 2024, highlighting the city’s attractiveness for PRS investors and the promising outlook for the sector. Our decision to expand beyond the capital is driven by strong demand for our offerings—we maintain an average annual occupancy rate of 98 percent across all locations. Our clients include young professionals and students, but we’re seeing increasing interest from families, especially those migrating to Poland from the EU and beyond. This year, alongside Poznań, we focused on expanding our portfolio in Wrocław and Łódź, successfully delivering new projects. Next year, we plan to add new investments in Warsaw, Wrocław, Kraków, and Gdańsk,” said Sławomir Imianowski, CEO of Resi4Rent.
One of the key factors in selecting the location for the new project in Poznań was achieving a balance between infrastructure and green spaces. The Resi4Rent Poznań Brneńska development is located in the Nowa Łacina district, just minutes from the city centre. The area offers proximity to thermal baths, walking paths, and cycling trails for active residents and nature enthusiasts. Additionally, the nearby Posnania shopping mall, just 300 meters away, provides a diverse range of retail, service, entertainment, and dining options, ensuring a vibrant urban experience.
The location is further enhanced by efficient tram and bus connections to other districts of Poznań. Public transportation stops are just a five-minute walk from the development, saving residents time on commutes to work or university. Essential services, such as healthcare centres, veterinary clinics, and recreational infrastructure—including playgrounds, tennis courts, skateparks, and sports fields—are also within walking distance.
“From our client’s perspective, PRS projects successfully compete not only with traditional rentals but also present a compelling alternative to property ownership—especially in regional capitals, where buying a home increasingly means moving to the city outskirts. Location is a key differentiator of our offer. The Resi4Rent Brneńska project meets the needs of active residents who seek a balance between work, study, and leisure, thanks to its attractive, well-connected, and functional location. Clients also value the high-quality finishes and standards of our apartments, as evidenced by the strong demand for subscription-based housing,” said Kinga Gawor, Sales Manager at Resi4Rent.
The building offers 411 modern apartments in three categories: ResiStudio (studios), ResiComfort (one-bedroom units), and ResiFamily (two-bedroom units). Each apartment is fully furnished, and equipped with energy-efficient appliances and internet access. Depending on their location within the building, units feature balconies, loggias, or terraces. The development also includes bike racks and coworking space, free for residents, aligning with the work-life balance needs of remote workers and students.
“Our residential complexes maintain consistent quality in finishes, materials, functionality, and furnishings. At the same time, we highlight their unique character through modern design, lobby décor, and artistic touches in common areas. Each city and project tells its own story—whether through a botanical mural in Wrocław, a green wall in Kraków, or symbolic neon lights in Poznań. These initiatives help integrate our developments into the local cultural and urban landscape, creating spaces where residents quickly feel at home,” added Alicja Kościesza, Sales and Marketing Director at Resi4Rent.
