Skanska Property Poland’s first investment in Katowice is entering a new phase. New cranes will soon be seen on the building site. The construction of the elevator core will trigger works on the second of four office buildings of the Silesia Business Park complex, located on Chorzowska Street.
The modern Class A business park with target space amounting to 46,000 sqm will comprise a two-level parking lot as well as twelve floors above ground level. Each of the buildings will offer 11,500 sqm of leasable area. Tenants will also have 600 ground-level and underground parking spaces at their disposal. The construction works of the complex started in November 2013. Currently, the eye-catching glass-aluminum elevation and roof installation is being assembled on the complex’s first building. The interior finishing of the leasable area and management of the building’s surroundings are also well underway. The complex’s first tenant, PwC, is to move into the building in November 2014. Other tenants, including Skanska’s local unit, will move in during Q1 of 2015. Currently, the first building has already been 65 percent commercialized. The second building is to be commissioned for use at the turn of Q3 and Q4 of 2015.
Silesia Business Park will apply for LEED Gold certificate. The complex is developed in accordance with the Workplaces by Skanska philosophy. This ensures a minimal impact on the environment and will in turn generate financial savings for its tenants. The buildings will be equipped with solutions which will contribute to the comfort of the complex’s future occupants. These will include a 30 percent higher amount of fresh air in working areas than is usually found in office buildings. This distinguishes Skanska’s office projects on the Polish real estate market from other schemes. The tenants’ employees will also have good daylight access in their working areas. Furthermore, bicycle parking spaces with sanitation designed for cyclists (shower cubicles and locker rooms) as well as a canteen, cafeteria and numerous retail outlets will be developed in the complex.
The architectural design of Silesia Business Park was developed by the Medusa Group architectural studio. Skanska S.A. is the general contractor while Skanska Property Poland will be responsible for the commercialization of the complex.
