Warehouse Occupier Activity Gathers Pace in Poland
The latest report by Newmark Polska shows that Poland’s warehouse and industrial market has seen a strong performance in the first half of 2024. The transaction volume reached over 2.72 million sqm, marking a 22.7% increase compared to the same period last year. Poland’s total warehouse and industrial stock now exceeds 33.5 million sqm, a 9.5% rise from the previous year.
In the second quarter of 2024, total take-up was over 1.76 million sqm, up 84% from the previous quarter and nearly 70% year-on-year. Despite this growth, the overall vacancy rate rose slightly to 8.3%, with nearly 2.8 million sqm of vacant space.
“The highest concentration of construction activity is in Poland’s six largest industrial markets, including Lower Silesia, Mazovia, and Central Poland. Prime rents have remained stable, though locations with higher vacancy rates are offering more competitive rental rates and incentives,” says Jakub Kurek, Head of Industrial and Warehouse, Newmark Polska.
Panattoni Sells BTS Centre to Global Investor
Panattoni has sold a 37,000 sqm distribution centre in Teresin, developed for Orbico Supply, to a global real estate investment firm. This transaction highlights the growing demand for Polish assets among foreign investors, says Michał Stanisławski, the Head of Asset Dispositions at Panattoni. The BTS centre plays a crucial role in Orbico Supply’s operations, a major distributor in Europe, and is secured by a long-term lease.
