Freight Village RU has closed a deal with the assistance of Colliers International to lease a warehouse complex together with X5 Retail Group
X5 Retail Group, one of the largest Russian food retailers, and the Freight Village RU group of companies have signed a preliminary agreement to set up a distribution centre for the Pyaterochka retail chain at the Freight Village Vorsino logistics complex at the border of New Moscow and the Kaluga Region. The international consulting company Colliers International supervised the transaction.
The X5 Retail Group has leased Building 1 of the 38,700 sqm Class A warehouse complex for ten years. The facility will feature dry warehousing, alcoholic beverage storage and refrigeration areas, which X5 Retail Group itself will build.
The Freight Village RU Group has been implementing a project since 2011 to build one of Russia’s largest multi-modal logistics centres in the Russia-specific ‘freight villages’ format. The concept of ‘freight villages’ was developed with the assistance of the Association of German Freight Villages (DGG – Deutschen GVZ-Gesellschaft, Bremen, Germany).
Vnesheconombank is a financial partner in the project. In late 2013, VEB and the Freight Village RU Group signed a loan agreement to provide RUB 3.7 billion over 11.5 years to fund the construction of a logistics complex on the border of New Moscow and the Kaluga Region. Total investment to date in the project is more than RUB 7 billion.
The Vorsino industrial park currently hosts a modern logistics centre, which provides not only container cargo handling, but quality storage, customs, shipping and insurance services. The partner in the logistics terminal is Transcontainer, Russia’s largest intermodal container operator.
The project will contribute to the redistribution of freight traffic in the Moscow transport hub and the formation of a modern transit hub in the East-West transport corridor, and it will also improve the investment attractiveness of the Kaluga region.
“The development of a logistics cluster is part of the Kaluga Region’s long-term investment strategy,” said First Deputy Governor of the Kaluga Region Alexei Laptev. “Every year, over ten major industrial production facilities open in the region and agricultural production volumes are growing. Freight turnover in the region has grown by a factor of 25 over seven years. That is why we are purposefully developing multimodal logistics complexes in a modern format – the ‘freight village’. Such complexes as Freight Village Vorsino are platforms for attracting new investments in and of themselves. The agreement with X5 Retail Group is a continuation of the plan to build wholesale distribution centres on the border with New Moscow, working for the needs of the Central Federal District.”
