The SOHO by Yareal complex in Warsaw’s Kamionek district has recently expanded with a 300-meter linear public park alongside 55 apartments and 241 residences. Yareal has completed this project’s second and most pivotal phase, which encompasses the creation of the verdant axis, two cosy apartment buildings, and two additional high-standard residential buildings. On Saturday, December 16, an Open Day with various Christmas-themed activities, including a visit from Santa Claus, will be hosted at the estate. The park in SOHO by Yareal will be adorned with festive lights for Christmas and New Year’s, enhancing the ambience for residents and guests alike until the end of January next year.
Soon, nearly 300 families will be moving into the newly constructed apartments and residences by Yareal. From their arrival, they will have access to the newly established linear park, which sprawls across most of the block. The park boasts lush greenery with over 17,000 plants, including over 100 trees and shrubs. Some plants are preserved from the site’s industrial past, while others have been transplanted in a complex and meticulous operation. The park also features nearly 40 maples, hornbeams, apple trees, and birches, some reaching 5 meters in height, alongside over a thousand hydrangeas of various types and 6,000 shrubs of different species.
“We are opening this well-kept, attractive garden to all, having fulfilled residents’ wishes by reconstructing the playground with new features like a zip-line for children. The park has been designed with all age groups in mind, and I am confident its popularity will grow thanks to its recreational spaces and enjoyable atmosphere. Both residents of SOHO by Yareal and visitors will also enjoy the on-site cafés, restaurants, and various service points and shops, which will gradually build their offering across the numerous rental spaces located on the ground floors of the new buildings. While there’s more work ahead in completing additional phases of the investment, the inauguration of the garden and its surrounding buildings give us a taste of the ambience of this area and the project as a whole,” explains Jacek Zengteler, Yareal’s CEO.
During December and January, celebrating Christmas and New Year’s, the complex will be illuminated with decorative lights to highlight both the newly unveiled park and apartment buildings, which echo the area’s industrial history. The site of SOHO by Yareal has a century-long history of hosting various manufacturing and production operations, including jute, ammunition, SHL motorcycles, Osa scooters, and, more recently, microscopes and binoculars. The Open Day event will feature a variety of attractions in the illuminated park, such as children’s activities with Santa Claus and workshops for DIY Christmas decorations.
The apartments and residences in SOHO by Yareal are in high demand, partly due to their proximity to Warsaw’s city centre and the upcoming Mińska metro station. The area’s appeal is further enhanced by its closeness to Błonia Kamionkowskie, Skaryszewski Park, one of Warsaw’s largest parks, and Kamionkowski Lake. As part of the project’s third phase, Yareal has recently started selling apartments and residences in the SPLENDOR and SOHO 10 buildings, which are quickly finding buyers.
SOHO by Yareal is envisioned to become a local hub, integrating residential, recreational, dining, and service functions, thus enabling residents to satisfy most of their daily needs on-site. The project has been distinguished with the pioneering BREEAM Communities certification in Poland, recognizing the highest urban design quality standards, developed in consultation with local government and conservation authorities.
The complex incorporates eco-friendly features, including low-emission concrete for new structures and a rainwater retention system. The collected rainwater, stored in underground tanks, will irrigate over a hectare of green spaces. SOHO by Yareal also boasts a community garden constructed in nursery containers made from recycled clothing composites. Residents can cultivate vegetables, herbs for home cooking, and ornamental plants.
