The HOP office building, an investment project of PineBridge Benson Elliot and Syrena Real Estate, has a new tenant. The Polish cosmetics brand YOPE has moved into the revitalised building on Chmielna Street in Warsaw. The company occupies 630 sqm of office space, which brings the commercialisation rate of the building to 98 percent. The office space for YOPE was designed by Anna Łoskiewicz of Łoskiewicz Studio, who is also the author of the new concept for the entire office building.
YOPE is a family company founded in 2014 and specialising in the production of natural cosmetics and cleaning products.

The philosophy followed by YOPE in its business fits perfectly with the ESG ideas that are extremely important to us and which we have been implementing in our office building and its community from the very beginning,” said Witold Zatoński, Managing Partner at Syrena Real Estate. “We are currently in talks with the company about potential further cooperation. We would like YOPE products to be placed in all the common areas of the office building so that other tenants and visitors can use them.”
Thanks to the investment project of Syrena Real Estate and PineBridge Benson Elliott, the HOP has undergone a metamorphosis which has given it a completely new look. The building offers a total of more than 14,000 sqm of leasable space, 13,000 sqm of which are offices and workspaces. The HOP’s tenants use a modern and flexible space with an atmospheric coworking zone, conference rooms, and individual work areas. The HOP is home to the Lupo Pasta Fresca restaurant by acclaimed Warsaw restaurateur Justyna Kosmala. The HOP houses the offices of 4Life Direct Polska, BNP Paribas, CMT Construction Management Team, and the Institute of Environmental Protection – National Research Institute (PIB).
The building has six above-ground floors and one underground floor with a car park offering space for 94 cars, as well as 10 fast-charging stations and 100 bicycle parking spaces with infrastructure for users. The HOP’s hallmark is the green square in front of the building (600 m2) with spots for rest and relaxation.
The new office building is designed by Anna Łoskiewicz of Łoskiewicz Studio. The Reesco Group was responsible for the redevelopment. The high quality of the modernisation of the building is confirmed by its certification: BREEAM in Use rated EXCELLENT and Barrier-free Building by the Integration Foundation. The building is currently in the process of WELL and WELL Health and Safety Rating certification.
