International law firm Addleshaw Goddard has renewed its lease at the prestigious Q22 office tower in Warsaw. The firm was advised by Savills during the lease negotiations, while the building owner was represented by CBRE.
Addleshaw Goddard’s Warsaw office occupies more than 3,200 sqm across three floors of Q22, a landmark office building owned by Invesco Real Estate. The firm has occupied the space since 2016, when it formed part of the Linklaters network, with the Warsaw team operating under the Linklaters brand until the end of April 2025.
“We decided to remain at Q22 because this location has provided our employees and clients with a comfortable and familiar working environment for many years, while offering the highest quality standards and strong ESG credentials,” said Janusz Dzianachowski and Zuzanna Lipska of Addleshaw Goddard.
The lease renewal will also include a comprehensive refurbishment of the office. The workspace will be redesigned to reflect Addleshaw Goddard’s visual identity and support the firm’s workplace standards. Savills’ Building & Project Consultancy team will oversee the planning and delivery of the refurbishment.
“Our objective was to negotiate lease terms that would allow Addleshaw Goddard to maximise the potential of a workplace environment they already know well. The firm’s decision to remain in this flagship building confirms the prestige of the location and demonstrates that high-quality office buildings with excellent technical specifications and a prime location in one of Warsaw’s most recognisable business districts remain highly resilient to vacancy risk,” said Jarosław Pilch, Head of Tenant Representation in the Office Agency department at Savills, who led the advisory process together with Paweł Stankiewicz.
“Q22 continues to be one of the most recognisable office buildings in central Warsaw and a symbol of premium business standards. For global brands such as Addleshaw Goddard, the quality and prestige of their headquarters play a crucial role in strengthening their market position and employer brand. The firm’s decision to remain at Q22 clearly demonstrates that landmark buildings in the heart of the city, combining outstanding architecture with the highest operational standards, continue to be the preferred choice for industry leaders,” added Paweł Stankiewicz, Tenant Representation, Corporate Occupier Services, Savills.
“We are delighted that this highly regarded team of lawyers, now operating under the Addleshaw Goddard brand, will continue to be based at Q22. This decision reflects the success of our active asset management strategy and our commitment to maintaining the highest building standards, enabling us to build long-term relationships with the most demanding tenants,” said Anna Szelc, representing Invesco Real Estate.
Invesco Real Estate, the owner of Q22, was represented during the transaction by Radosław Pawlak and Karol Muszyński of CBRE, which is also responsible for the building’s property management.
“Addleshaw Goddard’s decision to remain at Q22 is a source of great satisfaction for us. The firm knows the building well and appreciates how effectively it supports its day-to-day operations. During the negotiations, our priority was to establish a robust commercial framework that will provide the tenant with operational certainty and stability for years to come, while also strengthening the long-term value of this exceptional asset from Invesco Real Estate’s perspective. This transaction clearly demonstrates that while the proven quality of an office building is fundamental, successful negotiations ultimately depend on an open and collaborative dialogue between both parties,” said Karol Muszyński, Landlord Representation, Office Leasing, CBRE.
