The historic 1899 Wolf Krongold building on Zlota Street in Warsaw, raised in an eclectic style with a richly decorated facade, has been developed into 146 long-term rental apartments. The investment belongs to a leading European developer focusing on large commercial and residential projects – AFI Europe Poland. Tétris, a leader in the fit-out market in Poland, was responsible for the comprehensive finishing works, including the units furnishing.
AFI Zlota 83 is a fully revitalized townhouse located in the center of the capital city. The building is connected to a newly built section. This prestigious development features 146 elegant, comfortable, and fully equipped apartments for long-term rent.
“The apartments are available in two standards: COMFORT and VIP. The first includes smaller, one- or two-room suites. The second one was created with the most demanding residents in mind. These are more spacious yet functional. We have opted for high-quality equipment and fashionable interior design elements to assure their original character. The offer includes apartments with areas from 26 to 116 sqm with ergonomic layout of rooms – some are two-story. There are two categories within the VIP standard: Classic, the apartments in the historic part of the building, and Modern ones, located in the new space. We chose Tétris for the finishing and furnishing the units due to the company’s extensive experience in projects of this scale,” says Janusz Jurczuk, Project Director, AFI.
Tétris was entrusted with preparing approximately 7,000 sqm of residential space and about 1,600 sqm of common areas. The scope of work included the translation of the architectural design into the detailed design stage, the construction of wooden floors, the supply and installation of porcelain tiles and stone floors in the common areas, as well as the finishing of balconies and terraces. The company also took care of the delivery and installation of furniture and movable furniture, lighting fixtures, and bathroom fixtures. Fit-out specialists were also responsible for the installation of domestic appliances and took care of all decorative accessories.
“The completion of another project for the PRS sector pleases us immensely. There are more and more investments of this type in Poland, and according to forecasts, this market will grow intensively. In carrying out fit-out projects in apartments for long-term rent, we benefit from our experience in large hotel facilities completion. We are aware that it is important to select materials that are not only aesthetic but above all, durable. The scale of this type of project, with dozens or hundreds of apartments, also requires having a network of trusted subcontractors and manufacturers – especially in the current difficult reality, where maintaining planned delivery dates is complicated by many economic and political factors,” explains Krzysztof Poznański, Contract Director, Tétris.
