Walter Herz announced the completion of a transaction involving the purchase of an investment plot in Warsaw’s Białołęka district. The land is designated for a residential development project, which will include nearly 90 modern housing units.
The property was acquired by BLD Poland, a Bulgarian development company that is part of AG Capital – an international conglomerate with assets exceeding €0.7 billion. This is the second investment BLD is preparing in Warsaw. In January 2025, the company debuted on the Polish market by purchasing a plot in Warsaw’s Saska Kępa district for a boutique residential project comprising 30 apartments.
“We are pleased to announce the purchase of another investment plot in Warsaw, located near Głębocka Street. We plan to develop our next residential project on this site in the Polish market. In 2024, we acquired land on Genewska Street in Saska Kępa, where in March we began construction of the exclusive residential development Ivory. After building a strong investment portfolio in Bulgaria, we decided to expand our operations territorially and enter the Polish market. We view the Polish market as strong and stable, offering significant investment opportunities. We are considering further residential investments here. In line with our strategy, we aim to create innovative projects that deliver functional, high-quality homes offering great comfort,” says Aleksandra Kerner-Kruk of BLD Poland.
“We are pleased to have supported BLD Poland in this transaction, which confirms the strong interest of global investors in residential investment plots in Warsaw. This is yet another transaction this year involving a foreign investor, which clearly shows that our country remains attractive to international capital. However, the Warsaw market poses considerable challenges in terms of the availability of attractive land suitable for apartment buildings due to its high competitiveness in Poland. Białołęka is one of the fastest-growing districts in the capital in terms of residential construction and continues to enjoy strong interest from developers,” says Damian Karkosiński of Walter Herz.
BLD Poland plans to begin construction on the Białołęka project later this year, with completion and occupancy expected in the first half of 2027. The development will feature nearly 90 residential units, carefully designed with residents’ comfort in mind. The layout of the apartments ensures optimal use of space and natural light. The project’s strategic location—close to the Targówek retail park, two city parks, schools, preschools, and numerous local services—offers a high quality of life for future residents.
BLD company has been operating since 2006. To date, it has delivered over 2,000 housing units across 11 projects and is currently implementing six residential developments on the Bulgarian market. The company specialises in the construction of modern, functional, premium housing projects. With 19 years of experience and an innovative approach, BLD creates high-quality living spaces that ensure maximum comfort. The developer is a member of the Polish Association of Developers.
