BPI Real Estate Poland has acquired a site of nearly 13,000 sqm on Wągrowska Street in Poznań’s Rataje district to deliver the next two phases of its Panoramiqa residential scheme. Panoramiqa 2 and Panoramiqa 3 together will add more than 600 flats and over 32,000 sqm of net saleable area, with completion scheduled for end-2032.
Panoramiqa 2 and Panoramiqa 3 follow on from Panoramiqa 1, already completed on the same street. Both have already secured planning permission and will be delivered in successive tranches, preserving the visual coherence of the first phase and carrying forward its sustainability features. The Belgian developer plans to break ground on the first tranche in the first half of 2026.

Poznań has long been one of the Belgian developer’s core Polish markets. Alongside Panoramiqa, BPI has delivered the Vilda Park scheme in the city and is now building Cavallia, a multi-phase mixed-use complex developed in partnership with Revive Poland – steadily reinforcing its position in Poznań’s residential market.
“Panoramiqa was conceived from the outset as a multi-phase development, which is why it has a coherent, distinctive architecture that stands out in its surroundings,” said Piotr Jakubowski, Project Director at BPI Real Estate Poland. “The scheme responds to the needs of contemporary residents and sits comfortably within the urban fabric. The new site, together with the planning permissions already secured, allows us to take the project forward in line with our strategy and delivery schedule.”
Panoramiqa 2 and Panoramiqa 3 will extend the masterplanning and architectural principles of Phase 1, offering modern homes and carefully considered communal space.
Across the two phases, BPI will bring more than 600 flats with efficient layouts and over 600 underground and surface parking spaces to the Poznań market. The flat mix spans the full range – from compact studios through to generous four-bedroom apartments – and every home will have a balcony, loggia or private garden.
