Dom Development is beginning construction of the Mokotów Sportowy project on ul. Antoniewska, thus launching the realization of a new residential district in Warsaw, surrounded by green areas. The company plans to build at least 1,300 apartments on the site, while the neighbourhood as a whole, located between Czerniakowskie Lake and the bend in the Vistula River, has the potential for some 10,000 apartments.
The site is covered by a zoning plan that, in addition to residential construction, also foresees numerous services, schools, cultural facilities and recreational areas, as well as an extensive network of streets and a tram line. Three buildings will be constructed in Phase 1 of the project, with 155 apartments, and the first residents will move into their new homes in the 1st quarter of 2026.
“In this project, we are drawing on our experience from such projects as Osiedle Wilno and Metro Zachód Residential District, where we also started from scratch,” said Jarosław Szanajca, CEO of Dom Development S.A. “Now those sites are pulsing with life, with a rich infrastructure and good connections to the city centre. I am confident that the same will be true in just a few years at the site of Mokotów Sportowy, where we are committed to implementing all of the principles of a 15-minute city. A huge advantage of the site is the extensive green recreational areas, rarely found so close to the city centre.”
There will be 155 apartments built in Phase 1 of the project. The offer includes smaller one- and two-room apartments with a floor area of 27–48 sqm, as well as larger 3-, 4- and 5-room units with an area of 50–107 sqm. Prices of apartments at Mokotów Sportowy start from PLN 13,150/sqm. The handover of units to the first residents is planned for the 1st quarter of 2026. Most of the units on the ground floor will have adjoining gardens, with balconies on the first floor, and spacious terraces in some units on the top floor.

The name Mokotów Sportowy alludes to the interesting part of the land along ul. Antoniewska. Plans to use the space between Czerniakowskie Lake and the Vistula for sporting, recreational and leisure activities were adopted in 1916. It was to become the site of the Great National Park. Indeed, in the 1930s the concept arose of building an Olympic village here, with a regatta course, sports park and stadium. Hypothetically, the Olympic Village might have been the setting for the 1952 or 1956 Olympic Games, but that vision was dashed by the outbreak of the Second World War.
This intriguing history inspired Dom Development to create a neighbourhood here with an athletic spirit. The project will be distinguished by its richly furnished green courtyards, with recreational zones, alluding to motifs from various sporting disciplines. A publicly accessible green area will be developed here, with a pond, an outdoor gym, and a multifunctional playing field. For cyclists, there will be numerous bike racks and underground parking for drivers.
The façades and common areas of the buildings will be decorated in a sporting theme, with murals and a coherent visual identity.
Mokotów Sportowy is designed to meet all the residents’ needs. Apart from extensive retail, services and sporting facilities, the project will feature numerous playgrounds with attractions including trampolines, swings, sandboxes and slides. An active zone for kids (with a slide and two swings) will also be built in each section of the project, including Phase 1.
Surrounded by greenery, Mokotów Sportowy will also be full of ecological solutions. There will be solar panels installed on the roofs, cutting CO2 emissions and reducing energy bills in the common areas. The use of modern LED lamps and dusk sensors will allow for downtime at night, cutting electricity consumption and fees.
The extensive landscaping, including an accessible pond, numerous trees, shrubs and a pergola, will effectively lower the temperature on hot days, clean the air, retain water and maintain biodiversity.
