Goodman has developed a 39,700 sqm logistics centre in Krągola, near Konin, for a soon-to-be-launched grocery retail brand operated by market-Detal. The state-of-the-art and technically advanced facility, designed to meet the retailer’s complex requirements, was developed in just seven months. market-Detal will use the facility to distribute goods to a chain of 170 grocery stores across Poland.
In January 2015, market-Detal will introduce a new brand of grocery stores in Poland, comprised of an existing network of 170 outlets, currently operating under the Polo-market brand. The grocery chain will provide customers with a range of fresh products. The company is planning an intensive growth period and aims to open at least 30 new stores every year. The company does not exclude acquisitions in the future.
“With the unveiling of market-Detal’s new grocery retail brand at the beginning of 2015, a new modern distribution centre is of key importance to the success of this project. We were confident with our choice of Goodman for this critical development as Goodman demonstrated complete understanding and substantial flexibility in meeting our needs,” explained Artur Góralczyk, market-Detal Board Member who heads up Investment and Development. “The successful implementation of this new distribution centre was also possible thanks to the engagement of local authorities, who demonstrated exemplary service and cooperation.”
The property developed by Goodman for market-Detal comprises 38,100 sqm of warehouse space and 1,600 sqm of office space. The challenge in construction was adapting the building to cater for large-scale food storage operations. Specifically, 40 percent of warehouse space will be cooled to between 0 °C and 8 °C and a separate 1,800 sqm freezer will provide storage at a constant temperature of -24 °C. The building has an internal height of 10.8 metres and 28,000 pallet spaces for market-Detal’s specific storage needs. The logistics centre will feature 84 docks and an additional access road to facilitate the efficient movement of goods.
“Extensive preparation by the Goodman team, which commenced well before we signed a lease agreement with market-Detal, was key to the successful completion of this project. We worked very closely with the Community of Stare Miasto to secure the land for this project, which in turn enabled us to commence construction just days after signing the agreement. The positive relationship with the local authorities and their proactive approach helped to ensure the delivery of this complex project in record time, while meeting all of market-Detal’s specific needs,” said Błażej Ciesielczak, Goodman Regional Director Central and Eastern Europe.
The new distribution centre for market-Detal will be situated in Krągola, 11km from the centre of Konin. Its location, with direct access to the A2 motorway and several national roads, provides the site with ideal road transport connections to Poland’s most important commercial markets.
