General Contractor Harden Construction has embarked on the construction of Panattoni Park Silesia North, a project covering a total area of 89,000 sqm. Situated on a 20-hectare plot in Będzin, the complex will comprise two warehouse-service-production halls.
The warehouse complex will consist of two warehouse-service-production halls and is being executed in a design-build format. Currently, work is underway on a hall covering 27,500 sqm. Construction commenced in early March, with completion slated for the fourth quarter of this year.
Panattoni Park Silesia North is strategically positioned along National Road 86, placing it at the heart of the Upper Silesian industrial region and along major national transport routes. One of these is the A4 motorway, which stretches from the German border to the Ukrainian border. Additionally, the nearby A1 motorway connects the south and north of Poland. This advantageous location also presents several challenges.
As part of the construction, it was necessary to plan a buffer parking lot for incoming deliveries to avoid blocking National Road 86, which experiences heavy traffic.
Furthermore, Panattoni Park Silesia North is located near the Psarski Stream. Consequently, a road culvert will be built over the stream between the buildings to ensure proper access. The proximity of the Psarski Stream subjects the area to environmental monitoring, requiring a monthly report by an ecologist to assess the impact of construction on the natural environment. Additionally, due to the geological conditions, constant oversight by a geologist is necessary, as the area was previously subject to shallow mining activities, affecting soil and water conditions.
“Ecological and geological oversight is one aspect. In addition, the construction is under constant zoological supervision to minimize the environmental impact. For us, it is as important to deliver high-quality industrial space as it is to ensure minimal environmental disruption. Combined with the tight timeline, this makes the construction of Panattoni Park Silesia North a significant challenge,” says Łukasz Kozerski, Operations Director at Harden Construction.
The past mining activities and the proximity of Psarski Stream resulted in a high groundwater level at the construction site. Additionally, a high-voltage power network runs close to the project site, necessitating coordination with the transmission network operator.
“Due to the very tight schedule and challenging working conditions, we strive to minimize emerging risks. Therefore, the delivery of prefabricated elements has been divided among six plants. The sequential execution of work is carried out using lean management principles, allowing us to meet tight deadlines. As professionals, we tackle demanding projects daily and are not afraid to take on new challenges, such as Panattoni Park Silesia North,” comments Łukasz Kozerski.
The building will not only minimize environmental impact but also aim for maximum sustainability. Some materials used in the warehouse construction will be certified with EPD, and suppliers must meet the ISO 14001 standard. Additionally, the project includes bike shelters, electric vehicle chargers, and a roof designed for future photovoltaic installation. The building is also planned to achieve BREEAM certification at the Excellent level.
