Panattoni is an important partner for the leading automotive companies. ILS Sp. z o.o. – the logistics operator for Inter Cars Group SA – has twice chosen Panattoni Park Sosnowiec I over the last three months. The company has leased over 22,000 sqm and the company’s partnership with the developer has been a major factor in the lightning-speed growth of the group. The new development will be used as a buffer facility for the pre-existent main ILS warehouse in the region. In this location, Panattoni has delivered over 360,000 sqm of modern warehouse and logistics space as well as two BTS development with a combined area of over 130,000 sqm.
In 2021 alone, tenants from the automotive sector leased almost 200,000 sqm from Panattoni and more are coming this year. One of these tenants is ILS, the logistics operator of Inter Cars Group SA, the largest distributor of vehicle parts in Central and Eastern Europe. In just three months, this company has signed two lease contracts for over 22,000 sqm and now it is moving into Panattoni Park Sosnowiec I. The group has almost 500 centres in Poland and Europe and for April this year, it registered consolidated revenue growth of 18.5 percent year-over-year, and in the first four months of the year, it generated revenues 23.9 percent higher than for the same period of the previous year. Panattoni has turned out to be a superb partner in this rapid growth since it has delivered buffer warehouse space in its Sosnowiec park for the tenant’s main centre in the same city.
“The automotive market after having been slowed down by the pandemic is developing very quickly and Panattoni is ready to support this growth by supplying appropriate space. Inter Cars Group SA is a good example of a Polish business that has conquered foreign markets and we are very glad that we have had a hand to play in this. Having developed millions of square metres across the country, we are seeing more local businesses achieve an international scale and it is left to a rapidly developing warehouse market to supply the necessary space to back this development up,” says Justyna Kononowicz, Senior Leasing Manager from Panattoni.
ILS will benefit from the attractive location of the park near its main warehousing facility. Moreover, not far from the complex is the S1, which runs to the Slovakian border at Zwardoń. It is also near the A4 motorway, which is part of the Pan-European Corridor III joining Poland’s southwestern and southeastern borders. Also, Panattoni Park Sosnowiec I is barely an hour’s drive from the border with the Czech Republic. The development is just under 16 km from Katowice and just over 70 km from Kraków. You can drive to two international airports in under an hour.
Upon completion of Panattoni Park Sosnowiec I will be one of the largest industrial developments in the region. Furthermore, the complex will also be a revolutionary development in regard to sustainable construction. In 2021, the last of the buildings delivered within the park, as the first industrial investment in Poland was awarded a rating of ‘Excellent’ under BREEAM International New Construction. Numerous energy-saving solutions were employed to reduce CO2 emissions by even as much as half, while water consumption was reduced by over 65 percent over the base model. Also, the complex is being built on a post-mining site and is thus a model of development in the spirit of the closed economy.
The development for Inter Cars Group SA in Sosnowiec, is not the first time the company has worked with the developer. For more than five years, the group has leased space in Panattoni Park Lublin, and last year it prolonged its lease until 2028. One of the Lublin development’s strengths is its location nearby such roads as the S 19, which will be part of the Via Carpatia, a pan-European corridor under construction to link the north and south of Europe from Lithuania to Greece via Białystok, Lublin and Rzeszów.
