Oasis Retail Development & Consulting, owned by Sibiu entrepreneurs Klaus Reisenauer and Kurt Wagner, announced the start of the second development phase of the PRIMA Shopping Center project in Sibiu, with a total investment of €30 million.
“At the end of 2023, the total area for shopping and leisure will be 80,000 sqm, with an estimated average traffic of 45,000 visitors per day, in one of the largest retail parks in the center-west part of the country”, explains Klaus Reisenauer, Partner within the Oasis group. “Retail parks are the big winners of the pandemic and maintain their tendency to be a safe and preferred shopping destination for Romanians. Due to the very airy concept, with access to all stores directly from the parking lot, minimal and streamlined service charge costs and significantly reduced rents, compared to a closed mall, retail parks represent one of the most competitive retail real estate products.”
PRIMA Shopping Center is located on an 18-hectare plot in the northern part of Sibiu, next to the Hornbach DIY store and Kaufland, the latter being opened in 2021. The shopping centre has a privileged position in Sibiu, just 10 minutes from the Historical Center, in an area that is in full development and is located right at the exit to Mediaș and to the A1 Bucharest – Arad highway, which connects to Sebeș and to route E81 in the direction of Râmnicu Vâlcea – Bucharest.
The first phase was inaugurated in Q4 2021 and includes 11 stores amounting to 9,000 sqm: C&A, Takko Fashion, Deichmann, Flanco, Pepco, Jysk, KIK, Agroland Mega, SuperZoo, Numero Uno and Sportisimo.
In the next phase of development several large retail stores will be built, acting as other main anchors in the project: a JUMBO store (which announced the inauguration at the end of this year, 2022), two furniture stores (MömaX and XXXLutz), a pharmacy (Dr. Max), a children’s playground and a supermarket (Lidl). More fashion, footwear, cosmetics, perfumery, jewellery, watches, home accessories and home & deco stores, will complete the existing mix. There will be no shortage of essential services, beauty, telecom, banking, and in the food segment, the retail park will have several shops with traditional products and specialities, coffee shops and restaurants, with generous terraces. At the entrance to the complex, on an area of over 900 sqm, a Romanian quick-service restaurant from the Super Mama chain, and a KFC Drive Thru fast food restaurant will be inaugurated.
“All the spaces with surfaces over 400 sqm from the second phase of PRIMA Shopping Center project are pre-leased. We will bring important brands to Sibiu, and some of them even for the first time for this region, such as Tedi, Fressnapf or Terranova, along with many other surprises and new concepts. In the next period, we intend to complete the leasing process for locations with smaller surfaces, between 50-150 sqm, which will complete the existing tenant mix”, said Oana Agachi, Head of Leasing within the Oasis Group.
“Regarding the efficiency of the annual energy consumption for all tenants within the retail park, we intend to implement intelligent solutions for production, monitoring and optimization, in order to maintain the energy performance of the buildings at an optimal level. With the help of green energy, we will significantly reduce energy costs, in parallel with the reduction of greenhouse gas emissions,” says Kurt Wagner, Partner of Oasis group.
