The Panattoni Danfoss BTO development – a low-emission factory in Grodzisk Mazowiecki, is one of the four finalists for the Best Industrial & Logistics Project Award at MIPIM. The gala where the awards are to be presented will be accompanied by the biggest real estate event in the world.
MIPIM is an annual event that has been held for the last 33 years at the end of the first quarter of every year in the city of Cannes in France. The event encompasses an exhibition site, networking events and conferences with the world’s leading experts. This year it is to be held from the 14th to the 17th of March. The organisers are expecting 20,000 people to attend and around 2,400 companies to present what they offer. This year MIPIM will host people from over 80 countries.
The presentation of the MIPIM Awards will take place on March 16th at 6:30 pm in the Congress Centre in Cannes. A total of 186 projects have been entered into the competition from just under 40 countries and four projects have been shortlisted for each of the four awards. The low-emission factory developed by Panattoni for Danfoss, a global producer of energy-efficient components and technological solutions for cooling, air conditioning, heating and motorisation, has reached the finals for the ‘Best Industrial & Logistics Project’ award. The Polish project is to compete against other developments in France, Switzerland and the US. The Panattoni Danfoss BTO project is one of two developments from Poland to have reached the finals at MIPIM with the Norblin factory project had also found itself among the four finalists for the ‘Best Urban Regeneration Project’.
“Our development for Danfoss shows the direction of the entire industrial sector as it moves towards energy efficiency and zero emissions. Finding ourselves among the top four in our award category at such a prestigious competition demonstrates the huge progress Panattoni has made in sustainable construction as well as the expanding possibilities of built to suit development. Our BTS department has already developed over 100 projects across the CEE region and being nominated at the MIPIM Awards demonstrates that our projects are of the highest global standard,” says Marek Foryński, the BTS Managing Director at Panattoni.
The Danfoss factory was developed in a manner that saved as much energy as possible with heat being recovered from the manufacturing process using water chillers and air compressors, thus allowing the production hall and the offices to be heated, while also producing hot water. During transitional stages and in the winter, heat pumps are the primary source of heating assisted by heat recovery from the processes mentioned above. Cooling, heating and ventilation installations as well as the production machinery are all powered by green electricity. All of the Grodzisk factory’s installations are controlled by an advanced building management system (BMS), which additionally helps improve the centre’s energy efficiency and optimise its usage. The production hall and warehousing facilities have been constructed for the installation of solar panelling. The developer has also improved the insulation of the building to limit heat loss.
“We at Danfoss have taken on an ambitious goal to achieve carbon neutrality by 2030 and we are approaching it systematically. Limiting energy usage, reusing the heat generated by our technological processes and replacing fossil fuels with renewables are all key factors that will allow us to achieve our climate ambitions and construct a green factory,” stated Adam Jędrzejczak, the Eastern Europe Regional President at Danfoss.
The construction of the Grodzisk Mazowiecki facility superbly suited the operations of the company’s industrial park and did not disrupt the activities of the company’s neighbouring production plant. It allowed 45 production lines to be transferred from Denmark as well as warehouse, laboratory and maintenance facilities. On the development site, an R&D centre was also set up, which is to play a crucial role in the operations of Danfoss both in Poland and globally. The centre developed by the BTS department at Panattoni has also been equipped with advanced automation and robot technology to ensure the highest quality products.
“The Danfoss factory in Poland was a BTO project developed to be the property of the company and this demonstrates the enormous trust placed in Panattoni. This project was exceptional on a global scale for Danfoss because of the advanced sustainability and energy-saving solutions employed. For this reason, the developer had to act as a guarantor for the project’s effective development. When Panattoni was chosen for this project, it was a great honour for us and by reaching the finals of the MIPIM Awards we have demonstrated that we have fulfilled our task,” sums up Michał Chodecki, the BTS Development Director at Panattoni.
