Archicom, a nationwide developer within the Echo Group, has obtained an occupancy permit for the second phase of the Flow development in the New Centre of Łódź. The project has attracted significant interest from customers – over 80% of the flats have been sold. At the same time, the developer is preparing to commence work on the final two phases of the project.
The second phase of the development comprises two 11-storey buildings with a total usable floor area of 14,597 sqm for flats and commercial premises. It comprises 314 flats and 13 commercial premises.
“Obtaining the occupation permit for the second phase of Flow marks another important milestone in the project’s development and confirms that we are consistently realising our vision of creating a modern, open and resident-friendly part of the city. From the outset, Flow was designed to be more than just a housing estate – it is a new, mixed-use part of Łódź that will be bustling with life throughout the day thanks to a combination of residential, commercial and public spaces,” says Maciej Spież, Project Manager at Archicom.
Flow is being built on a 2-hectare site between Łódź Fabryczna Station, the EC1 Miasto Kultury complex, Brama Miasta and the planned Kobro Market. Ultimately, the project will comprise five residential buildings with retail units on the ground floors and public spaces open to all, creating a new, vibrant neighbourhood in the city.
Commercial facilities will also be a key element of the project. The premises on the ground floors of the buildings are set to enhance the offering in this part of the city with restaurants, cafés, shops and services. The development site has been planned to include a high proportion of green spaces and areas conducive to relaxation and community interaction.
The architecture of the buildings draws on the industrial and railway heritage of this part of Łódź. Clinker brick façades, steel details and varied material textures blend in with the aesthetic of the New Centre of Łódź, creating a modern interpretation of the site’s historical heritage.
The project is progressing according to schedule. Following the completion of the first two phases, work is now underway on the third phase, which is scheduled for completion in the second quarter of 2027. At the same time, Archicom is preparing to commence the fourth phase of the development (Building B3), which is due to be launched at the turn of the third and fourth quarters of this year, and to begin construction of the fifth phase, which will be the final element of the development.
Flow is a project based on the concept of the 15-minute city. In the future, the location will gain further significance thanks to the planned connections being implemented as part of the Central Transport Hub.
