SHD Real Estate unveiled its new residential development, Lipno Vista, with construction scheduled to commence in the second half of 2026. The project will comprise 179 residential units, in excess of 16,000 sqm. The project is being developed on the shores of Lipno, the largest reservoir in the Czech Republic.
Roger Dunlop, CEO of SHD Real Estate, explains the inspiration behind the project: “Proximity to nature and opportunities for an active lifestyle were fundamental to the project from the outset. The chance to develop a site on a peninsula surrounded by Lipno and the pristine nature of the Šumava region was truly exceptional. Our goal was to create a place that serves as a safe retreat—where you wake up to views of the shimmering lake and fall asleep to the sounds of the forest—while also allowing a seamless balance between work, living, and leisure.”
The project reflects the investor’s hands-on approach, which has significantly influenced its final concept. The architectural design was developed by the A8000 studio, in close collaboration with SHD, which, alongside its international engagements, has been active in South Bohemia for more than thirty years. The development will provide a year-round living experience with proximity to nature as a key aspect. The first phase is expected to welcome residents in 2029.
Lipno Vista benefits from a strategic location that combines lakeside tranquillity with immediate access to local services for everyday living as well as easy access to a wide range of leisure activities. Situated near the marina and just a short walk from the pier, it provides an ideal base for yachting, windsurfing, paddleboarding, and fishing. The surrounding forests are home to a variety of wildlife. In summer, residents can enjoy an extensive network of cycling paths and hiking trails within the Šumava National Park, while winter offers local skiing, an ice-skating track on the frozen lake, and easy access to Austria’s Hochficht ski area.
“Lipno Vista represents a unique opportunity to own a property in a location that brings together the lake, unspoilt nature, and an active lifestyle within a vibrant community,” concludes Roger Dunlop.
